Under SBA Urban’s long-term strategy, international development will be a priority for the next decade, so only those ideas that have the potential to be successfully implemented in global markets will be developed.

“We will develop projects that, with exceptional ideas, a focus on sustainability and expression of implementation, will generate long-term benefits for society and will give us, developers, a sense of meaning and pride. We will focus our activities on four main areas. The connecting characteristics of all of them are sustainability, architectural aesthetics and innovative solutions. By the end of 2025, we intend to invest more than 400 million in these directions. According to him, just for 2023, SBA Urban intends to invest 106 million. Investments are expected to double in the coming years.

Four priority areas

The first direction of SBA Urban’s strategic development is innovative business centers, whose ideology is based on the health and well-being of employees. According to L. Šepetis, the new generation of offices will take care of employee health “right from the start”: starting with healthy food, clean air, wellness opportunities and ending with innovative personalized diagnostic solutions.

The second direction is the high-tech campuses of the future (Campus). The campuses will connect communities of one or more related disciplines and high-tech companies, whose members will exchange ideas, create future projects, live and spend significant leisure time on these campuses.

The third direction of strategic development is electronic shopping centers (Hub). SBA Urban has developed a promising real estate concept exclusively for today’s thriving e-commerce businesses.

The fourth direction SBA Urban will take will be completely unique. These are peoples of the wind. On the Lithuanian coast, SBA Urban intends to create a unique space for lovers of windsurfing, kites and other wind sports.

“It will be an exclusive oasis for lovers of nature, the wind and the sea. Not only with sports, but also with attractive leisure facilities: cafes, cinemas. There will also be green and CO2-free homes that will be available for purchase. The whole concept of the city will not let you get bored. Wind sports are rapidly gaining popularity in the world, but in Lithuania fans of this sport are a bit forgotten. We do not doubt our ability to develop this visionary project in Lithuania, as well as the prospect of subsequently exporting it to various continents. We will strive to create a system and a network of wind camps of a unified concept ”, says L. Šepetys.

According to the SBA Urban board chair, the four priority areas have been in operation for some time. For some projects, promising land has already been acquired, for others the search for suitable territories is still ongoing and concepts are being developed with world-renowned architects that can be easily modified and adapted to various markets and their particularities. SBA Urban will start in the Latvian capital with a specialized high-tech urban project located midway between the old town and the airport.

The SBA Urban real estate company in Lithuania has been developing the Green Hall business valley in Vilnius since 2007. In Kaunas, the company developed the BLC business center and renovated the Vienybės square. Kaunas was also the only river water cooled business center in Kaunas, owned by Capitalica Asset Management. Last year, SBA Urban’s portfolio of projects was supplemented by the logistics center buildings and the furniture component factory built in the SBA Industrial Innovation Valley near Klaipėda, which were sold to a fund managed by the company.
