The tourism and short-stay accommodation sectors were particularly affected by the coronavirus pandemic. The real estate market also experienced stagnation, especially in the short-term rental segment. Real estate analysts immediately predicted that a significant portion of the apartments for short-term rental will be offered for long-term rental. It turns out that one of the most luxurious hotels in Lithuania, the Grand Hotel Kempinski Vilnius, has followed this path. As Kai Schukowski, the hotel’s general manager, told Delfi Būstas, the property offers long-term rentals for a period of one month to one year, with the possibility of extending the rental. According to him, the decision to offer this service was made taking into account the current situation, where there is a significant decrease in foreign tourists and a greater demand for domestic tourism. According to the hotel manager, it was decided to look back and focus more on the local market.
“As far as we know, the long-term rental of hotel apartments is a first on the Lithuanian market, nobody has done it before. The idea of a long-term lease came about during brainstorming and consultation with the entire team. This period is not easy for everyone, including those of us who work in the hospitality and tourism industry. Difficult times force us to look at everything in a more creative way, to seek solutions that we did not think of before, ”says K. Schukowski.
Currently, according to the hotel manager, two categories of luxury apartments are offered for long-term rental: Suite Deluxe Cupola to Executive suite. It is true that these apartments do not have a kitchen or other appliances, but tenants can take advantage of the 5-star hotels: daily cleaning service, daily breakfast in the restaurant, spa.
“The monthly rental price is 4500 Eur. Guests who rent apartments have access to the sauna and pool areas of the Kempinski SPA, the gym and all the spas receive a 10% discount. a discount at the Telegrafas restaurant, at the Le Salon bar, free parking in our closed and guarded parking lot ”- the hotel manager announces the price and what the resident receives and adds that the hotel receives inquiries about said rental option.
Does not say no to additional activities
Delfi Būstas asked other large hotels if they do not plan to provide long-term rental services. Rūta Pulkauninkaitė-Macikė, the director of Hotel Pacai, says that the hotel accepts guests for a longer period of time, but in this case the price of accommodation is adjusted individually.

Prices for long-term accommodation (” apartment rentals “) are individually adjusted, depending on the room chosen. and other desired services. We had a guest who lived in the hotel for 8 months, including the entire quarantine, and now we have several long-term guests who booked the apartments before Christmas, “reports R. Pulkauninkaitė-Macikė.
According to the hotel manager, efforts are being made to compensate for the reduced number of tourists by using the hotel facilities for various services: filming, advertising, etc. The use of hotel spaces for personal photo shoots has also become popular this year.
Albert Zinevič, Sales and Marketing Director at Vilnius Grand Resort, says that so far the hotel is satisfied with the occupancy and does not plan additional activities or long-term rental services.
“The opening of the new The V SPA & Wellness center has allowed us to increase sales, not only for companies, but also for private clients, which ensures the occupancy of our hotel this year,” says the interlocutor, adding that it is also planned the development of this spa.
Hotels will carry out more activities in the future
When hotels are not going through the best of times, they turn to a variety of means to attract customers. Evalda Šiškauskienė, president of the Lithuanian Hotel and Restaurant Association, says she is not surprised by long-term rental offers at one of the most luxurious hotels. Not to mention, this service is nothing new.
“The service was not surprising, there are apartment hotels and all formats. Knowing that the occupancy of business hotels is 6 percent. and we will have to survive until next season, and we still do not receive state aid, no wonder, the company is really thinking about how to diversify its activities. For example, Hotel Stikliai has long owned a hotel block and another apartment block. Companies are looking for ways to survive and are flexible in all situations. And the situation is really bad for business hotels, ”says E. Šiškauskienė.

She goes on to say that with the demand for long-term rentals, we can see more similar offers. In addition, according to representatives of restaurants and hotels, economy class hotels should think about the occupation of the premises.
“And other categories of hotels indicate what to do. Maybe collaborate with universities, take students to live. Everything will be dictated by the market. Businesses are always looking for niches and student accommodation is a niche. Because some bedrooms are in poor condition, there are well-off people, I think that would be a way to use the premises. In Pilaitė, the Green Hotel is already doing it, taking the students to various floors, ”emphasizes the interlocutor, adding that the sector still expects more help from state measures, not just the deferral of loans and interest.
