However, the prices of some holiday houses in Lithuania do not differ from the summer houses that are sold in hot countries; in some cases, they are even higher.
In Trakai, on the island or by the ocean?
A villa in the Kamina region of northern Portugal, a summer house on the Italian island of Sardinia or a farm in the Trakai district – in selected areas, the property can be purchased for exactly 215 thousand. euros.
And although the quantity is the same, the seller of both villas in the Kaminja region would offer you almost twice the living space than, for example, in Trakai: 184 square meters. meter. and 97 square meters. meter. If you choose a holiday home in Sardinia, you will also get about 70 square meters. meter. more space for home.
Prices are (not) the same
However, the head of the Lithuanian housing department, Antanas Kišūnas, states that it would not be necessary to compare the prices of real estate sold in the Mediterranean regions or on the Pacific coast with the value of real estate in Lithuania.
“Depending on the country, the standard of living in it, perhaps the prices in those places are the same, but if we look a little more, those prices are not necessarily the same.
First, the area where one or the other object is located can be attractive or unattractive. Also, there are certainly a number of vacation properties for sale in the southern region. <...> It is also important that the most luxurious farms in Trakai can be freely applied to Vilnius residents as the first residential real estate property, and not as a farm for recreation ”, says A. Kišūnas.
A. Kišūnas offers to compare the objects for sale in the Mediterranean region or on the Pacific coast not with Trakai, but with the Lithuanian coast, where real estate prices, compared to the entire Lithuanian market, are really high.
“It just came to our knowledge then [pajūrio – aut. past.] a minimum. This is due to neighboring Latvians, who have more real estate and the beach; in Latvia, Lithuanians are quite active in buying real estate for leisure purposes ”, says the expert.
More criteria should be evaluated
A real estate expert says that, in general, Lithuanians are not willing to buy holiday homes abroad.
“It just came to our knowledge then. Not because it is expensive, those prices that are higher for a Lithuanian with a higher income are really affordable, but we must not forget that the acquired property needs to be managed in any case, it requires maintenance. These already they are costs.
So if you don’t go there for a year, say 10-20 times after buying a house abroad, it’s not worth it. In addition, the property acquired in one country or another in the world also requires going on vacation there. In the meantime, if you don’t have real estate abroad, you can afford to change your vacation spots, move more, ”says A. Kišūnas.
According to the expert, from a practical point of view, holiday homes abroad would be more justified if the buyer could afford to buy several objects in different countries of the world. However, these are extremely rare cases that require really high costs.
