The manager and author of the D11 project, Valentinas Lucenka, the architect of UAB Danės projektai, told Vakarų ekspres that there is a lack of high-quality new housing in the central part of Klaipėda.
“During the development of the project, a lot of attention is paid to the quality of the materials, we will use the finishing of clinker facades and copper panels with patina, which are guaranteed for 300 years”, says V. Lucenka. According to him, it is the artificially aged copper green facade that will become the uniqueness of the building and give this Klaipeda place its missing color.

The apartments will be located on the upper floors of the building, and a commercial space with a total area of about 900 square meters is planned in the basement and ground floor. He has no doubt that people will buy apartments in this building precisely to live, not to rent or as an investment. The new owners are expected to celebrate the foundations next summer.

An apartment in this house will be truly exceptional. This is a 120 square foot apartment with a 50 square foot roof terrace.
“This is an exclusive apartment with views of the nearby park and the impressive oak in it,” so the price of this partially finished apartment is 2,500 euros per square meter, explains V. Lucenka.

Vakarų ekspres real estate listings could not find a more expensive newly built apartment currently for sale in Klaipėda. It is true that an already furnished apartment is for sale in the old town of Klaipeda, whose price of one square meter exceeds 3,500 euros.
However, to fully install such an apartment, on average it is necessary to spend another 500 euros per square meter of apartment space or even more.
Since the roof is set only by the owner’s imagination, such apartments claim to become one of the most expensive apartments in the port city.
We remind you that the real estate company Ober-Haus had announced that in 2019 the most expensive apartment sold in Klaipėda could be called the top-floor apartment of multi-storey Klaip pisodos burė. Apartments of about 140 square meters were officially sold for 380 thousand euros. However, in previous years more expensive apartments have been sold in Klaipeda.

According to Raimondas Reginis, Head of Real Estate Market Research for the Baltic States at UAB Ober-Haus, the leader in most expensive housing to date is the 20-story K and D residential and commercial project, built in 2006 in Klaipėda (Naujojo Sodo str.) In 2017-2018, two extremely expensive apartments were sold (measured by the price per square meter of housing).
This is almost 3,400 euros per square meter of apartment. And here, for an apartment of more than 200 square meters, also located on one of the upper floors of the building, more than 590,000 euros were paid (almost 3,000 euros per square meter of floor).
R. Reginis also recalls that in the first half of 2018 a transaction was recorded in an apartment building built in 2009 on Ligoninės str. An apartment of more than 110 square meters with parking spaces was sold, for which the buyer paid more than 390,000 euros (about 3,300 euros per square meter of floor, excluding the price of the parking spaces).
“At the end of 2019, Herkaus Manto str. Two apartments were sold in the multi-apartment building, the price of which for one square meter amounted to 3,400-3,500 euros ”, – R. Reginis names the Klaipeda property market records.
According to him, in terms of S. Daukanto str. 11 projects, 2,500 euros per square meter of partially finished apartment is an exceptional amount for the city of Klaipeda.
As we can see, there are transactions in which buyers paid 3,000 euros and more per square meter of apartment, but mostly they were furnished apartments.
“Of course, there are very few apartment transactions in Klaipeda costing more than 3,000 euros per square meter. At that price, one can expect to sell only apartments in the best locations, on the upper floors of exclusive buildings,” said R. Reginis to Vakaru Ekspress.
