Realco, which will build a new “Hero” business center, has started its publicity procedure – submitted project proposals. Next year, the construction of the first healthy offices in Lithuania will begin in Vilnius, the central business district. Lvovo st. 21B, on the site of the current Ibrahim Center, will house a 15-story business center of nearly 30,000 square feet. meters, which will complement the offer of Class A offices in the capital and mark a new stage in the development of business centers in Lithuania. “Following international trends and evaluating the current situation, we understand that there is no longer a comfortable workplace for people who work in offices, and a certificate of energy efficiency and sustainability of a business building. Clearly, we are seeing a growing focus on the well-being of those who work in offices, as well as those who visit and those who live nearby. When designing the new office center, we always thought about how the people who would work in it would feel and today we present a healthy office center that will complement the offering in the central business district of the capital ”, says Julius Dovidonis, CEO of Realco .

The delivered office center will consist of two 15-story volumes connected by a three-story stylobate. The total planned area of ​​the building is almost 45,500 square meters M. meter. More than half, 27,000 square meters. m, will be occupied by offices of 800 m2. Meters are projected for catering service areas. 800 square meters. There will be several meters of ground floor, various places of service and commerce, and 900 square meters. The m area of ​​the shared lobby on the ground floor will be equipped with meeting and waiting rooms.

Projects integrate ‘healthy buildings’ solutions

“The business center will be built in the representative part of the city, therefore, in the planning of the territory, a lot of attention was paid to public spaces, green areas, small architectural forms, lighting and permeability of pedestrian and cyclist flows. We have planned the accesses to the territory and the location of the parking spaces in it accordingly ”, comments the CEO of Realco. Entrances to the plot are designed from the south side of Lviv Street and the north – Krakow Street. The building has 397 underground parking spaces and 63 above ground. Of these, 14 seats for electric cars. 67 bicycle parking spaces are also being designed.

The infrastructure of the project adapted for cycling enthusiasts is one of the measures to promote physical activity for future office staff. In addition, the new office building will integrate at least 23 more solutions that are necessary to obtain the WELL building certification. “There are many colleagues in our team who promote a healthy lifestyle, so when designing the territory and the building, we naturally planned many solutions that strengthen health and promote physical activity. At the same time, we were interested in foreign trends, we discovered the concept of ‘healthy building’ and saw that the created project meets the requirements of said building ”, says Julius Dovidonis.

The new office center will be evaluated by experts from an international institute

Following approval of the design proposals, further “healthy building” criteria will be integrated into the details of the technical design. They will be evaluated by experts from the International WELL Building Institute (IWBI) before issuing a WELL certificate.

The WELL building standard is designed to incorporate best practices in the design, construction and management of buildings, as well as data from scientific and medical research and literature on the health impact of the environment, its changes, behavioral risk factors and demographics. After six years of research and development, the standard was introduced in 2014 by an IWBI ™ team comprised of experienced chemists, nutritionists, triathletes, urban cycling enthusiasts, gardeners and travelers. In total, almost 5,000 sites in 65 countries are currently certified under the WELL system around the world.

The project development company Realco Realco, which presents the project, has already developed four business centers in the Ozo Park territory, with a total area of ​​52 thousand square meters. square meters, and investments – 45 million. euros.
