An Abu Dhabi-based Clara man bidding online was one of the successful bidders when a 102ac residential farm next to the town of Offaly was sold in lots during and after the auction last week.
Three out of five lots were sold publicly, while the remaining two lots were sold immediately after the auction, generating a total price in the region of € 1 million.
“It’s hard to believe,” said GVM Tullamore auctioneer Gordon Cobbe. “There he is, standing in an ice shed in Offaly with offers from around the world.
“Online auctions have opened up a whole new world for us.”
In the last week Independent Agriculture, Clonakilty auctioneer John Hodnett said some of West Cork’s main land and property clients are young Irish professionals based in London and the Middle East.
The auction in Clara supports her observation and indicates that there may be a new force in the land market in each county.
The Clara property is comprised of 102ac that includes a two bed cabin, two patios, and a wide range of farm buildings, both riverfront and roadfront.
The first lot to be sold was a 16.4 acre parcel of prime grazing land facing Kilbeggan and Horseleap Road.
The plot is across the road from an active industrial estate and in front of a public footpath that leads back to the city center.
This attracted the Abu Dhabi bidder and another when it opened at € 100,000. It came quickly ???? where it was put on the market and sold at € 195,000 or € 11,900 / ac to the Middle Eastern man.
The second lot adjoins the first and consists of the country house in c1ac. This opened at € 50,000 and with three bidders in action it won € 105,000.
The third part, made up of 42ac of first-class arable land with an extensive dual road frontage, adjoins an urbanization.
Described by Mr. Cobbe as the cream of the crop, it opened for € 300,000 and with two bidders handling things, it was put on the market for € 380,000 and sold for € 400,000 to a local dairy farmer.
A fourth lot extending up to 42ac facing the river and a corral is partially divided into public / community / educational and commercial / labor zones.
The substantial corral has a series of round roof and A roof sheds and a selection of smaller outbuildings. This attracted a bid of € 200,000 and was bought after the auction by a young local rancher.
The final c0.7ac lot of roadside land is divided into business and employment zones and contains a four-post, round-roofed farm shed with a four-post shed on each side. This was offered for 40,000 euros before being withdrawn and sold after the auction to a neighboring company.
Overall the venue made over € 1 million and some of the lots made substantially more than their guides.
