Before the first crown death in the Netherlands fell on March 6, there were almost 1,200 such consultations every day. Thus, that number was halved initially, but increased above 900 in the first week of April.

Brokers also request less information from the Land Registry. They usually do it to draw up a sales contract, while individuals do it at a much earlier stage to get their bearings. De Vries: “It is still too early to say anything about it, but it is surprising that the number of broker inquiries has decreased for four consecutive weeks.”

Before the crown measures were announced in week 11, Kadaster received nearly 100,000 visits from individuals each week. After a sharp drop, the visit recovered to 60,000, but in week 15 (from April 6) the number of visits fell below that limit again.

Up to standard

De Vries notes that the number of records for transport deeds remains reasonably high. But, therefore, there is an average of two to three months before an actual movement occurs and the transport deed is registered in the Land Registry. “We have seen a decrease in the number of transport deeds that are being registered in the past few weeks, but that probably has nothing to do with the corona virus.”

According to De Vries, notaries still don’t see any effect because many transfers are already planned weeks in advance. Also, they are busy with mortgage refinancing. De Vries: “Many people probably want to do that now, because they fear that interest will increase in the near future.”
