The owner of the house with strawberries Valentin Zlatev announced today that there is speculation that he will turn it into an office building or a shopping center. “I want to categorically express my firm desire to rebuild and restore the building in its original form without any changes,” he wrote in a statement to the media. I am willing to issue a bank guarantee, with which I promise not to change the type of house, says Zlatev.
However, he did not respond to Dnevnik’s question about whether the building would be reinforced and restored or dismantled (demolished) and rebuilt. Today, the strawberry house is in a miserable state after many years of inaction by its owners, under the influence of leaks in the walls and ceilings of the entire building mold and fungus appeared. The situation is especially difficult in the city, where all the walls are wet and have mold and mildew, reports “Gradat” magazine.
Will the “spirit of the building” be preserved with the dismantling?
On this basis, Zlatev recently commissioned the architectural studio “Vamos” with leading designer Georgi Savov to prepare a project, and Professor Valentin Todorov was hired as a consultant. According to the project, the approach for dismantling and then restoration was chosen based on authentic building data. This will preserve the “spirit of the building,” the project notes. He is recently submitted to the Department of Architecture and Urbanism for consideration and approval.
Zlatev has owned the architectural masterpiece since 2012 and claims that even then he commissioned the preparation of documents for its reconstruction. “I asked the district administration (” Oborishte “) to issue a visa for research and design, which I received on December 13. 2014. Just two months later, a commission of employees from the Oborishte district and the Ministry of Culture inspected building.
Experts: it is seismically unstable
His conclusions are “lack of seismic resistance, general state of emergency” of the building, Zlatev stressed in a letter to the media. Thus, he responded to the appeal of the Green Movement in the Oborishte region to the people of Sofia on February 8. The call is to send signals en masse to the Department of Architecture and Urbanism and to Sofia’s chief architect Zdravko Zdravkov, because “Valentin Zlatev wants to” rebuild “the house with strawberries, destroying it 100%. “The reason given for the ‘rebuilding’ is that the house was dangerous,” said the Green Movement.
How all the beautiful old buildings have become dangerous lately
Dimi Dimitrov of the Oborishte Green Movement was the first to send a signal to NAG. How did all the beautiful old buildings get dangerous in these years ?! The municipality of Sofia can allow the owner to demolish the house and “rebuild” it in a sham, but it can also force him to fix the gutters and downspouts, for example. Second, the house will not be dangerous and can be repaired in its original form. We want that. “
The Commission decides to rebuild in 2015 “according to authentic data”
At a meeting of the permanent municipal commission in May 2015, the decision was made to rebuild the building based on authentic data, preserving all the characteristic architectural and plastic elements for reuse, explains Zlatev. He commissioned the preparation of an investment project, “which we coordinate with all operating companies and control bodies, including MoEW.”
Zlatev: Fandakova did not issue an order for the implementation of the project.
A new experience follows and in 2018 the project was completed with the inclusion of the recommendations made. However, it was not approved, and Mayor Yordanka Fandakova did not issue an order for its implementation, complains Zlatev.
On the contrary, in a letter, the chief architect of Sofia asked to provide a new development design, with which to preserve part of the building’s facades, the others to be cased, packed and moved to carry out the necessary fortification works to zero. and go back to your place, “said the owner of Strawberry House.
I want to emphasize that a definite requirement for all teams working on house projects is to ensure the safety of their occupants after renovation, according to all Bulgarian regulations. The competent institutions must certify that the building does not present hazards. to the people who will live there, “concludes Zlatev.
It was built in 1930 by the banker Dimitar Ivanov
The strawberry house was built in 1930 by a project of arc. Georgi kunev for the home of the family of the banker Dimitar Ivanov and his wife Nadezhda Stankovich. After 1944 it was nationalized and the fabulous building was successively the Romanian Embassy, a commercial representation of the Soviet Union … In the 90s it was restored to the heirs of Dimitar Ivanov, and in 2004 it was sold for the first time.
