The long-dead rural property market has come to life this year, and many small towns of 10-15 inhabitants have been filled with people.

“Rural properties were the first to attract the attention of those looking for a second home and transactions with them are increasing,” “Bulgarian Properties” manager Polina Stoykova told 24 Chassa.

According to her, the attractive places of the country are the central parts of Bulgaria south of the Balkans, also the towns around Veliko Tarnovo, as well as all the towns near a large regional city, to which the drive is up to half an hour. According to her, everyone who bought such a property this year is happy because it turned out that they made the right decision.

The prices of rural houses vary in a very wide range, mainly depending on the condition of the property and the area. It can be from a few thousand euros to more than 100 thousand. Most of the houses for sale are renovated or new and ready to move into.

The towns of the center

part of the country

They are formed as an attractive area, since they have lower prices than those around Sofia, and at the same time they are easily accessible by car. In addition, they provide the convenience of being able to travel throughout the country. The buyers are mostly young families and people who have the opportunity to work remotely. There are also people about to retire who want to live more peacefully after they retire, “Stoykova said.

In the summer, the Association of Bulgarian Peoples conducted a survey, which showed that the offers for the purchase of rural houses this year are double the average of previous years.

The typical Bulgarian country house, the subject of real estate transactions, is located in a village that is 25-30 km from the nearest municipality at most. It is usually a residential building with one or two floors up to 120 square meters and with a patio between 0.7 and 1 decare. It often happens that the means of adapting the building to modern requirements is more than the purchase price.

However, Bulgarian is very inventive. There is even a group on Facebook, “Property for rent without rent”, which already has 48,500 members, gathered with the idea of doing something for their heritage houses in the town. Many of the ads are from people who own those houses and agree to let someone live in them, even for free, to protect the property from thieves and the garden from savagery.

Other members of this group, judging by the advertisements, are people who are looking for a rural property, but who do not have much money and offer to take it against the use of it temporarily or permanently. Others want to send their elderly parents to live outdoors in a mountain village, but they don’t have that property.
