The questions about where most homes are searched and sold, and especially what the prices are in the neighborhoods, have always been the most interesting when it comes to the real estate market. But also the most difficult to answer.

Even a cursory review of the ads for the sale of new homes shows that, in addition to “Lozenets”, “Dianabad”, “East”, “Sunrise” hits at least according to the number of ads for new buildings, there are the areas “Cross Vada “, the new part of meadows” and “Vitosha”. Many newly built houses are also offered in Mladost and less in Lyulin, but Mladost is also a southern neighborhood. There are many advertisements for “Ovcha Kupel”.
The situation with Lozenets is quite curious, since many consider that this neighborhood is fully urbanized and the announcements of new homes in its territory continue to multiply.
The truth is that if at its lower end Lozenets almost rests in the ideal center of the capital and in this part it is really no longer possible to build, at its upper end – where Srebarna Street intersects Cherni Boulevard. pico ”, a relatively large area of residential and office buildings is formed.
Newly built housing is also being built or offered within the neighborhood in the direction of the Government Hospital, and this part appears to be becoming denser. But Lozenets generally has good transportation links to downtown, borders South Park, and still runs through a prestigious neighborhood where property prices remain among the highest.
Two neighborhoods, which are almost adjacent to “Lozenets” – “Krastova Vada” and “Vitosha”, are also in the focus of many construction contractors, and for a long time, and the supply of prefabricated houses there is quite intensive.
The two neighborhoods are very similar in that the construction is brand new and consists in part of low-rise modern buildings or small gated communities. The other common feature is that the infrastructure is almost completely lacking, its main road is Simeonovsko Shosse Boulevard, which is already having a hard time absorbing traffic. According to brokers in Sofia, these two neighborhoods are mostly preferred by young people and house prices there are affordable, although higher than a paneled apartment of the same size.
Three other neighborhoods in which housing construction and the supply of new housing is quite large and bordering each other are Izgrev, Iztok and Dianabad. The prices in them are much higher, which is probably due to several very luxurious residential buildings and recently built building complexes. In addition, the three neighborhoods are

connectivity
with the center,
they are adjacent to the Borisova Garden and all this, of course, attracts more creditworthy clients.
Quite high class and relatively expensive are the houses that have recently emerged around the southern arc extension of the ring road between Mladost and the beginning of the Trakia road. As the other part of the southern arch widened, more than one or two residential complexes appeared on both sides of the road.
Now the same phenomenon is observed after “Mladost” in a southeast direction. There are 6 gated communities with townhouses and small condos, some of which are already available on the market. All this construction led to the Lozenska necklace, similar to the Vitosha necklace, the space between the ring road and the mountain itself.
New home prices in the Lozen collar are relatively high, although not as high as the complexes in the Vitosha collar. This area mainly attracts young, high-income families.
Another region of Sofia, whose return to the real estate market is due exclusively to a large infrastructure project, is Ovcha Kupel. With the construction of the metro, many parcels of land, which for decades were empty next to the precast blocks, are now filled with new residential buildings, most of which are between 5 and 9 floors.

and more and more frequently there are projects that are within the neighborhood. Here the prices are more in the middle segment of the market, but significantly exceed those of the surrounding panels.
In Sofia, of course, there are some neighborhoods where prices are the highest, but in them each newly built building is an event more than something ordinary. Such are “Doctor’s Monument”, “Ivan Vazov”, “Yavorov” and “Medical Academy”.
