– Kardzhali is the only district besides Sofia where the population has increased in the last 10 years.
– After 1989, many locals lived in various Western European countries.
– According to brokers, these people invest their saved money in real estate and entire neighborhoods emerge.
The only district outside of Sofia whose population has increased in the last 10 years is Kardzhali.
This is demonstrated by data from the Institute for Market Economics. According to them, for the period from 2009 to 2019 the population of the region has increased by 3,500 people. The analysis says that the cause is not in the balance between birth and death, but in mechanical growth.
It is partly due to Kardzhali’s children born abroad. A 2019 report in the GRAO department of the municipality shows that the number of newborns is 462, and the birth certificates issued are almost 3 times more – 1314. Even in 2020, when there were serious restrictions to travel from abroad due to COVID- 19, the acts issued are 794 and the children born are 467.
With the document issued by GRAO
the newborn

citizenship,
if at least one of your parents is a Bulgarian citizen. With this document, the child receives a PIN and a permanent record at the parents’ address.
Another reason for the increase in the population of the Kardzhali district are events in the recent past, in which hundreds of thousands of district residents left their places of origin and traveled abroad. This process was the most massive
in the summer of
1989, when

and gave the opportunity to those wishing to leave Bulgaria.
From June 3 to August 21, 1989, some 360,000 people left Bulgaria, most of them residents of the Kardzhali region.
After the democratic changes in Bulgaria, the depopulation of the region continued, but this time for economic reasons.
Many of the locals managed to perform very well and live in different Western European countries: the Netherlands, Belgium, Germany. 30 years later, some of these people began to return to their places of origin.
The reasons for this are various, but for emigrants in Turkey the most common is retirement. Until a few years ago, retirees returned to their home countries in early spring and left in the fall to spend the winter at their homes in Turkey. The economic difficulties of our southern neighbor and the acute

new trend
– pensioners who stay all year round on their properties in the Kardzhali region, which are often houses with courtyards in suburban villages.
“There are more than 40 retired families in Turkey who spend most of the year at home. Many of them are here all year round,” says Shiroko Pole Mayor Shukri Mehmed.
According to him, in the Kardzhali region, migrants feel much better than in the big cities of Turkey, where they have housing.
“The only advantage of Istanbul is the mild climate in winter and the fact that the houses in our neighborhood are gasified. However, this cannot compensate for the peace that the small town brings you, ”says Said Ahmed. He has renovated his father’s house and spends most of his time there. He even started taking care of various hives.
“They don’t want constant care like a cow or chickens and that gives me more freedom. When I decide, I can go back to my Turkish home, without hiring neighbors or friends to take care of the animals, ”Said said.
He adds that in summer he also cultivates the house’s patio.
“I plant some beds of tomatoes, peppers, cucumbers, onions, I have fruit trees. I both have a job and save money. And the flavor of the vegetables from the garden cannot be compared with that of the products bought in the store ”, says the retiree. He adds that the other reason he prefers to live in his homeland is because of his relationships with people.
“In Turkey, the pace of life is very different, especially in big cities. People are alienated. Things haven’t changed much here since I was young.” People are warm and open, ready to help anyone.
Not only Kardzhali and the surrounding towns are attractive to retirees in Turkey. In the municipality of Chernoochene they also report an intensive return.
“Some of those

A few years ago, a family living in Turkey finally settled in Chernoochene and registered a successful joinery business. Another is dedicated to raising animals and has a farm with 30 cows. Many of the people who returned are engaged in agriculture. They cultivate their hereditary fields and rent municipal land, “said Chernoochene Mayor Ayden Osman.
The tendency to return home is not only among emigrants in Turkey, but also among emigrants. Many of them still live with their families in Western Europe, but they are certainly planning to return to their homeland. This is the reason for
boom in
construction
in the municipal
centers through
the last
years
In Chernoochene, a new neighborhood with condominiums and single-family houses has emerged in a few years.
The situation in Kardzhali is no different. In recent years, smaller houses with courtyards have been bought and demolished in the central part of the city. In their place, multi-story apartment buildings were erected.
“It has become a kind of fashion to invest the money saved during exile.” Very often, home sales are made even in green areas, especially if the construction site is attractive, “realtors say. They admit that increased demand seriously distorts the real estate market in the Kardzhali region.
There were even entrepreneurs who categorically sold newly built properties only to expats, who paid immediately. The apartments in the city center range between 60 and 100,000 euros. Older construction was preferred, although more investment in major repairs was often required.
In new construction, the apartment area often includes common areas such as playgrounds and stairways.
Additionally, new homes are often sold unfinished, which further increases the price.
However, all of this does not deter expats, for whom the investment in housing is worth it. Most of the apartments are currently empty, and the lighted windows in the huge new buildings are few and far between. It is only a matter of time before the owners of the empty houses return to Kardzhali.
