Entrepreneurs immediately took advantage of the situation and in 2020 alone in the capital as many warehouses are built as five years ago.

According to data from the consulting firm Colliers International, in the years after 2013 in Sofia and its surroundings each year between 30 and 50 thousand square meters of new warehouses and logistics centers were built, and in recent years they reached 80 thousand per year (see graph). But in 2020 alone, up to 241,000 square meters of new ones are being built here, which has never happened before. This is practically as much as it was built in 5 years.

Part of the new areas under construction – 95 thousand square meters, belong to a large logistics and transportation company with international business. This figure is indicated on the company’s website. It currently has another 100,000 square meters in its logistics center in Botevgradsko Shosse, which operates on the principle of renting warehouse space.

Another large project that is being built near the capital is that of a Bulgarian company.

The logistics park is located in Elin Pelin near the train station and is on a 504 decare lot. In Bozhurishte it is also being built intensively: 70 thousand square meters of logistics bases are being built.

Elin Pelin in recent years has become something of the logistics heart of Bulgaria, especially because of its unique location. It is located between two highways, near the airport of the capital and with a convenient road connection to it. With the construction of the Northern Speed ​​Tangent and especially the Europa highway, which will soon allow easy access to the Bulgarian-Serbian border, this settlement in Sofia has the opportunity to become something of a transport hub in the Balkans. , because it is generally located in the center of the peninsula. It is no coincidence that fifteen years ago all the major retail chains realized its potential and now Elin Pelin and its surroundings are home to the central warehouses of “Lidl”, “Praktiker” and several other retail chains.

However, the small retailers that the pandemic has forced to increasingly sell their products online do not have the financial means to build their own warehouses, so the fastest and easiest way is to hire. But lately, this is getting more and more difficult and rents have started to rise.

One of Sofia’s large rental warehouse companies, which has two large complexes – behind “Metro” at the former SOMAT base and in “Manastirski Livadi”, for example, has indicated on its website that it has exhausted all free areas except 7.5 square meters, which are offered at an incredibly high price of 146 BGN per month.

This makes 5 euros per square meter, and just two months ago a report on this market by Cushman & Wakefield Forton indicated that the average price of Class A warehouses is between 4 and 4.40 euros.

However, this average is due to the fact that many of the warehouses are huge and this of course lowers the rental price. Warehouses with an area of ​​10 to 20 thousand square meters and more in general could cost less.

“The growth sectors (fast moving consumer goods, home improvement and e-commerce) are the main drivers in the segment. Although several major rental deals have been concluded in recent quarters, the market continues to be dominated by construction projects. a suite. However, Sofia is also full of companies that rent warehouses that have nothing to do with the high criteria that large logistics parks meet. They are usually abandoned farm buildings, as there are in all neighborhoods.

These warehouses are very convenient for courier companies, which recently have been forced by high demand to open offices throughout the big city and need local premises for shipments.

Starting next year, they will be sold at auction at a starting price of BGN 50 per square meter. Warehouses smaller than the ready-made infrastructure are currently rented at prices of BGN 7 per square meter, if they are within the city limits, and BGN 2, if they are outside the city.

The properties offered rarely exceed an area of ​​1 decare, they are made mainly of metal structures and panels and, less frequently, of bricks.

Plovdiv warehouses are mainly located on the ring road, at the entrances and exits of the city and on the Trakia highway. A large logistics warehouse for a Plovdiv cosmetics company is currently being built on the ring road for rent.

“Sofia is more developed in terms of logistics than Plovdiv. But companies in the country’s largest” Thracian Economic Zone “, located around the city, have their own in-house warehouses, which are huge,” said Deputy Mayor Stefan Stoyanov .
