This became clear on Tuesday from an inspection by Toma Belev, a Democratic Bulgarian councilor at the Sofia City Hall.

The documents show that it is a property with an area of ​​42,999 square meters in the town of Bistritsa, Pancharevo region. The building permit was issued by the chief architect of the Sofia Municipality Zdravko Zdravkov on February 24 and is for a residential building, an indoor and outdoor swimming pool, a service building with garages, an underground irrigation tank, a water tank drinking water, a cesspool and a built-in substation with a basement – 6655.15 square meters, Belev also notes.

The project is properly prepared. The decision to approve the detailed urban plan was taken by the Sofia City Council in 2016 at the initiative of the owner Nikolay Naidenov. It is clear from the documents under the decision that the investor has previously purchased more than 20 parcels of land to develop a detailed development plan for the new regulated parcel of land.

A curious detail is that the decision indicates that “the opinion of the Regional Inspection of Environment and Water is presented on the assessment of the need for an environmental impact assessment, which shows that an environmental impact assessment is not necessary. environmental impact. “

An inspection of Toma Belev in the EIA procedure record has established that there is no data for a similar procedure on the land of the Bistritsa village or of this investor.

Toma Belev, who is also on the board of the Parks Association, believes that according to the General Development Plan of Sofia, there cannot be a multi-story residential building at this location.

According to the draft of a general development plan for Sofia, the property is framed in a “residential area with low-rise buildings in a natural environment”.
