The idea of this type of social housing belongs to arch. Alejandro Aravena. Its first project was implemented in Chile in 2004. It includes affordable housing with an innovative way of construction that allows maximum social impact at minimum cost. Subsequently, social construction became a model throughout Latin America, and the arch. Aravena and his ELEMENTAL studio have received numerous international awards for their ideas, including Pritzker.
His idea is to provide socially disadvantaged families with a half prefabricated house, which includes a kitchen, bathroom and bedroom, and the other half is left to be organized according to their needs with personal funds.
The pilot project in Sofia’s Roma neighborhood includes the installation of three 3-storey residential buildings.

Each of the houses will be equipped with the most necessary kitchen furniture and fixed toilets. Tenants will have the opportunity to make changes to the internal layout according to their needs.

In the “Faculty” they are installed in a municipal property of 3460 m2, and the total built area is 3350 m2.
In two of the buildings there will be 12 four-bedroom apartments and 6 two-bedroom apartments. In the third – 6 apartments with four bedrooms, 6 with two bedrooms and 3 with one bedroom. In total, the new mini-neighborhood will have 51 homes, some of them adapted for people with disabilities.
Each apartment will have a bathroom and a modular toilet with appliances, taps and accessories. Facilities for the installation of a small kitchen will also be available. The living room is integrated with the kitchen and the hall. Depending on the size of the apartments, the bedrooms are 1, 2 or 3. The second and third bedrooms of the larger apartments are designed as a common space without partitions, so that the tenants can organize it themselves.
The municipality hopes that through the do-it-yourself element, it will involve future tenants in protecting the homes.
