The importance of the four walls themselves became apparent during the spring closing. And even after that, the federally recommended home office job meant that you learned to truly love or hate every corner of your own home – your awareness of your own life situation has changed. And those who have the financial means can now fulfill their dream of a house in nature.

Studies by various real estate experts show that the increase in demand is also reflected in prices – especially in single-family homes. Because they are rare and, compared to multi-family homes, they are less often rebuilt on existing building land.

Quiet but central

A new analysis by real estate consultancy Iazi now shows that the trend for home offices and the desire for freedom and nature are putting completely new communities on the map of Switzerland, which until now were not among the hot spots for property. household. The communities that Iazi experts say are on the rise are Ayent VS, Kaisten AG and Fully VS. But also Berneck SG, Täuffelen BE and Schmitten FR could soon enjoy increasing popularity among homeowners.

The decisive factors for the Iazi analysis were factors such as connection to centers, infrastructure such as shops or hospitals, but also green spaces and security. “There is an attractive offer of housing in these communities, they are in the countryside and they are quiet, but they are not closed yet. wWe are far from the centers ”, says the head of Iazi, Donato Scognamiglio. At present, the selling prices of a 10-year-old single-family house with 5.5 rooms and about 140 square meters, for example in Täuffelen, are around 833,000 francs or in Berneck around 742,000 francs. Prices here are likely to increase in the long run.

But also high-priced communities like Männedorf ZH, Erlenbach ZH, Ennetbaden AG, Kilchberg ZH or Zug should benefit from the home office trend, according to experts. They also meet the above criteria. And prices for apartments and single-family homes, which have been rising for years, will continue to rise. The sales prices for the single-family house just described are already CHF 1.8 million in Männedorf, CHF 1.3 million in Ennetbaden and CHF 2.5 million in Zug.

In these municipalities, prices rose especially steeply this year compared to the same period last year. In Männedorf by 5.3 percent compared to a 3.5 percent increase in the last five years. But single-family houses are also becoming more expensive in Switzerland. This is the assessment carried out by the Swiss Association of Homeowners, which surveyed more than 300 real estate experts: three-quarters of those surveyed assume that prices will rise throughout Switzerland, also during the next year. Here, too, the reasons are: a growing demand, especially for residential property, and a decreasing supply of arable land.

However, Covid-19 is not the only culprit for the continued rise in home ownership prices. The persistently low interest rate environment makes financing affordable. «Who suitable Has income Financing a house costs next to nothing, ”says Iazi’s boss, Scognamiglio. Because the interest on fixed-rate mortgages over ten-year periods is less than 1 percent. “Coupled with the current trend towards more rural regions, this leads to price increases in the periphery,” says the real estate expert.

Portability makes buying a home difficult

But it must also be said that despite the low interest rates, many Swiss still cannot afford to buy a house. Their income is too low, and they fail due to bank loan affordability rules. Simply put, this means that if you want to buy a house for 1 million francs, for example, you must show an annual income of more than 150,000 francs to obtain a loan.

And basically you can say: if you want to buy a single-family home for less than 1 million francs near the center, it will be difficult for you. According to the experts at Iazi, these properties can still be found in, for example, In AG, Aadorf TG or Chatel-SIt is not-Fromnis FR.
