SBB has hit a big hit: one of the biggest contributors to the canton of Lucerne is moving into the new Rösslimatt development. The city of Lucerne is happy about that, but the city of Kriens is losing: with the merger of the previous locations, MSD is also leaving the one in Kriens.
For a long time SBB found no large tenants for its new development on the Rösslimatt site behind the Lucerne train station. Now things are suddenly happening in quick succession: in January it became known that the Lucerne University of Applied Sciences and Arts (HSLU) with the economics and social work departments was moving into the “Perron” building along the tracks. And now it has also been decided who will be the main tenant of the new building on plots B and C, which are directly behind the Citybay development on Bürgenstrasse: the pharmaceutical company MSD Switzerland (Merck Sharp & Dohme AG). MSD will merge its previous offices, Citybay, Weystrasse and Kriens at the new location.
The attractive location in the center of the city and right next to the train station was important to MSD Group in deciding the location, according to the SBB announcement. The merger of the above three departments is aimed at facilitating cooperation between employees. The building offers space for around 1,000 employees. MSD will rent a total of 18,000 square meters. The rental agreement with SBB Immobilien AG is designed for ten years, with an option to extend.
The intention to merge has been around for some time
In doing so, SBB has managed to secure one of the largest contributors in the canton of Lucerne as a tenant in its new development. The city of Lucerne is delighted: “The city council is proud that MSD continues its tradition in the heart of the city of Lucerne and that it has found an ideal location. This decision is also an important milestone for the successful development of the Rösslimatt ”, construction director Manuela Jost (GLP) is quoted in the announcement. The city of Kriens is left behind, losing a significant taxpayer and around 200 jobs with the move of MSD.
MSD has long planned to relocate workplaces in the Lucerne area to a central location. Eight years ago there were already rumors that the company was interested in 15,000 square meters of offices in Kriens Mattenhof. The parties do not provide information on the rent that MSD will pay to SBB.
Around 1000 employees in the canton of Lucerne
The American pharmaceutical company Merck & Co. is one of the largest in the world. Outside of the US and Canada, the company is called MSD. MSD is the second largest pharmaceutical company in the Swiss market after Novartis. In the canton of Lucerne, MSD currently employs about 1000 people in four locations: Weystrasse (veterinary medicine) and Citybay (Swiss headquarters, human medicine) in the city of Lucerne, Ringstrasse in Kriens (headquarters for Europe, Canada, Eastern Europe , Middle East and Africa) and Schachen (Research and Development Biotechnology). There has also recently been a location in Zurich.
An architectural competition for the new building was held on plots B and C of the Rösslimatt, in which eight teams participated. The winning project “The Future Is Un / Written” comes from the Zurich Demuth Hagenmüller Lamprecht Architects working group with Alessandra Villa Architektur.
It is a long building with a two-story passage in the middle. According to the jury’s report, a stone plinth forms the base of the building. “The transparent office floors upstairs are covered with a dress made of glass and metal.” The ground floor is intended for public use, restaurants and shops, whose entrances are protected by arcades. Commercialization for the EC areas has not yet started, according to SBB.
The existing buildings at Site B / C will be demolished in the second quarter of 2021, with the move scheduled for the second half of 2025. SBB is investing around 84 million francs in the construction. There is also progress on site A: the freight shed has already been demolished. SBB plans to start the new $ 94 million building for HSLU by the end of 2021. There, too, the move is scheduled for 2025. Rösslimatt’s other construction sites will only be built after the way station has been built.
