Rental prices announced in September fell on average 0.3 percent according to the Swiss Real Estate Supply Index published by Immoscout24 and real estate consultancy IAZI. During the last twelve months, the requested rents fell a slight 0.1 percent.
The rents in the ads have developed differently depending on the region. They fell most notably in September in the Lake Geneva region and the central plateau (-0.5 percent). And the trend is also down in central Switzerland (-0.2 percent).
On the contrary, the apartments in Ticino were advertised at a higher price. The rents requested there increased 1.6 percent. The increase in requested rents was also measured in the Zurich metropolitan area (+0.8 percent) and in north-western Switzerland (+0.3 percent), while it was stable in eastern Switzerland.
Significant increase in vacant apartments
“For 2020 there is another clear increase in the number of vacant apartments,” Martin Waeber, real estate expert at ImmoScout24, tells BLICK. This should increase the bargaining power of tenants in the coming months.
In the canton of Zurich, for example, there are about 6,850 empty houses, almost 200 more than a year ago. Vacancies are also increasing in the cantons of Aargau, Basel-Landschaft and Lucerne. However, the canton of Vaud made the biggest leap with 1,182 additional vacant units.
Cities are still popular
Residential locations in cities are still in high demand. According to the study, the urban cantons of Basel and Geneva have fewer vacant apartments than the previous year, and values in the cities of Zurich and Bern remain low.
As rents come under pressure, home ownership prices are on the rise. In September, single-family homes were listed at 0.7 percent higher values, it is said. Condo providers have increased their price demands even further by 1.0 percent.
The operation of private homes has become even clearer when you look at the last twelve months: according to the study, the sales prices of single-family homes increased 4.7 percent and those of condos 4.5 percent cent during this period. (pbe / SDA)
