In the first half of the year, the real estate company carried out a study contract for the reform of its prestigious property with six urban planning teams. The submission of the Basel architects Jessenvolleweider was recommended for further processing in September. The jury members justify their decision that the project proposal foresees smart interventions and makes successful references to neighboring historic buildings.

Specifically, after the renovation, the building should open up more towards Sechseläutenplatz. With a rearrangement of the rooms inside, the architects also want to make more flexible use possible. In the basement and on the ground floor, as well as on the first floor, sales areas and catering services are also planned in the future. However, transitions can be seamless and floors can be connected to each other depending on the schedule, says the owner.

No apartments

An extension of the commercial area to the upper floors would be one of several possibilities. From the second floor onwards, PSP intends to primarily establish office space. However, today’s fitness offerings on the upper floors will no longer be available, as PSP spokesman Vasco Cecchini said upon request. There are no apartments either.

The process is at the beginning. The planning request has not yet been submitted. “You always have to consider appeals in projects like this,” says Cecchini. However, they are in close contact with both the neighbors and the authorities. “So we are confident that we can keep our schedule.”

Construction is scheduled to begin in early 2023, renovation should be completed by the end of 2024. The house will be completely closed during construction. Partial use is not foreseen. It has not yet been decided who will move in next. Initial talks have taken place, says Cecchini. The PSP spokesperson does not want to reveal with whom: “The application process has not started yet, we are not yet active in the market with our offer. In addition to the indoor areas, the property will also offer new outdoor spaces after the renovation. A lakefront loggia is planned on the first floor.
