The outbreak of the corona pandemic has changed the living needs of the Swiss. You want more space to live. While interest in smaller apartments is declining, larger apartment categories are seeing an increase in search queries. This is the result of an analysis of the real estate platform Immoscout24, in which the search entries of the last months were compared with the data of 2019.
The share of one-bedroom apartment search inquiries has plummeted by more than 18 percent compared to the previous year. At the same time, the 4.5-room apartment rose to second place on the popularity scale. “We are seeing a clear shift in interests towards larger properties,” explains Martin Waeber (49), director of Immoscout24.
Housing has higher priority
“The numbers show how important life has become,” says the real estate expert. The trend is also reflected in search queries in the other categories. The share of 3.5-bedroom apartments is up 4 percent and 5.5-room apartments by almost 15 percent.
Immoscout24 saw the largest increase in apartments with six or more bedrooms. They are searched 29 percent more often than in the same period last year.
The need for more space on its own four walls leads to a change in the scale of the most popular objects. Second is the new 4.5 bedroom apartment. The classic, however, is still the 3.5-room apartment: more than every sixth person is looking for an apartment of this size.
A consequence of the crisis
There has been a slight trend toward larger apartments since the beginning of the year, Waeber says. Corona turned the trend into a clear trend. “Since the closing, the change has been extreme and continues,” said the expert. People apparently put more emphasis on how they live.
Also, working from home has become more popular since the crisis. “Those who work more at home also want to be furnished accordingly, which often requires more space,” says the real estate expert, who also has a tip ready for people who need to expand: those who can’t afford the bigger apartment. in the center, you should look around the suburbs or rural areas. “In crowds, rents tend to be more affordable.”
