Especially during the corona pandemic, the importance of the living space itself increased. And this trend is also reflected in the evolution of prices.
Announced home prices increased 1.9 percent in August. The surprising 3.4 percent increase in the last twelve months is even clearer, according to the Swiss Real Estate Supply Index published by ImmoScout24 and real estate consultancy IAZI on Wednesday.
The house costs an average of 1.05 million
Classic single-family houses are particularly popular, if possible in the countryside. On average, a house with 160 square meters of living space costs 1.05 million francs.
In addition to single-family homes, condos continue to enjoy unwavering popularity. In August, price demands increased by 0.9 percent, during the last twelve months by 4.0 percent. A typical apartment with 110 square meters of living space is currently advertised for an average of 800,000 Swiss francs.
Home Office accelerates the trend towards the house in the country.
High prices are and will continue to be an obstacle for many. But thanks to the corona virus, new opportunities are also opening up. “While proximity to the workplace was previously a necessity for most, outlying regions are now an option, thanks to flexibility and the home office,” said Martin Waeber, CEO of ImmoScout24. This allows many to take the step of owning or purchasing more living space.
So far, tenants have been spared the price increases. Rents are virtually unchanged at -0.1 percent in August, it is said. The 0.4 percent increase over the past twelve months is also very moderate. (SDA)
