Beginning on January 4, 2021, the Singapore Housing and Development Board (HDB) will conduct a trial of a smart parking system at Punggol Northshore.
This system, Parking @ HDB, will be the latest addition to the smart feature set in the waterfront district, where intelligence-enabled build-to-order (BTO) floors have just been completed.
For starters, the test will take place in a parking lot, PL80, HDB said in a press release Wednesday.
PL80 has 1,000 lots, serving the floor owners of the Northshore Residences I and II intelligence-enabled housing precincts. Both campuses cover a total of 12 housing blocks, with 1,402 houses.
Among the first four features to be tested is smooth entry and exit. The parking lot will not have gate barriers; instead, vehicle plates are recorded by cameras.
In-app notifications will also be included in the trial version. Motorists who park short-term will receive these real-time alerts for the start and end of parking sessions and about incurred parking charges.
Those who park in an unauthorized lot will receive an automated alert informing them to change their vehicles, if they have downloaded the app. They will face a fine if they do not recall their vehicles. Smart cameras are installed in the parking lot to detect motorists parking illegally.
The option of paying parking fees with credit or debit cards through the Parking @ HDB app will also be tested.
Parking charges will be automatically deducted when a vehicle exits, without the need for drivers to manually activate the app. This means they don’t need to insert cash cards into the vehicle unit or worry about insufficient funds.
Additionally, the test will include color-coded indicator lights that indicate batch availability.
Other features will be phased in, HDB said. For example, based on the data collected on parking usage, the system will automatically allocate lots to meet different demands in real time.
Drivers who download and use the Parking @ HDB app can park for free during their first three sessions on PL80.
Subsequently, HDB will expand the trial to other car parks in the Northshore district in conjunction with the completion of the BTO developments.
Residents and motorists can submit comments to HDB. Based on the test results and feedback, the statutory board will explore the feasibility of implementing the smart parking system beyond Punggol Northshore.
HDB also announced Wednesday that Northshore Residences I and II have been completed.
About 85 percent, or 1,192, of the owners of the two BTO projects have collected their keys as of Dec. 14.
These floors are equipped with smart switchboards and smart plugs, which help residents control their energy consumption, even for specific appliances.
These built-in accessories also allow homeowners to more easily adopt smart home solutions and applications developed by commercial companies. In other words, any appliance (lights, fans, or coffee makers) that is connected to a power source can be controlled with a mobile app.
The smart switchboard replaces the conventional switchboard on HDB drawings.
Beyond the apartment, residents can also expect more reliable real estate services. The sensors will monitor and issue alerts when maintenance of common services such as lights and elevators is required.
The farm’s management is expected to be more efficient as well, given new technologies such as smart lighting in common areas that adjust lighting levels based on human traffic patterns.
Additionally, in the planning and design of Punggol Northshore, HDB carried out an environmental model to simulate the interaction of environmental factors such as wind flow and shadow casting. Therefore, more vegetation was planted in potential hot spots to lower the ambient temperature, for example.
“The completion of the first smart enclosures at Punggol Northshore is an important milestone in HDB’s smart journey that began in 2014,” said Housing Authority Executive Director Cheong Koon Hean.
The two enclosures are the first batch of smart enabled BTO flooring that HDB will implement.
“As HDB enters its seventh decade, it will continue to leverage smart solutions and embrace bold ideas to create the best possible homes for Singaporeans,” added Dr. Cheong.
Punggol Northshore is the first public housing district in the country to test smart technologies from the design stage to improve the planning, design and maintenance of HDB properties.
