BTO’s largest apartments in Bishan and Toa Payoh are heavily underwritten in one day despite website failures, Real Estate

[SINGAPORE] The largest build-to-order (BTO) flats in Bishan and Toa Payoh (Bidadari) have been oversubscribed just one day after their launch, even as buyers were having trouble submitting applications on the Housing Board’s website.

HDB’s website was down for more than 24 hours after it released about 5,700 BTO floors and 5,220 Balanced Floor Sale (SBF) at 10am on Tuesday (Nov 17).

At noon on Wednesday, HDB said in a Facebook post that the issues had been resolved and electronic services were available on its website.

Affected buyers had complained on Facebook that they were unable to pay the S $ 10 administration fee to apply for a flat or were unsure whether their payment had been processed.

HDB did not specify the cause of the problems.

Despite the website failures, the larger apartments on the mature Bishan and Toa Payoh estates already had a large number of subscriptions in just one day in the week-long sales exercise.

As of 5 p.m. Wednesday, the five-bedroom flats at Toa Payoh’s Bartley Beacon housing project were the most in demand, with more than five applicants vying for each of the 144 available units.

Prices for these apartments start at S $ 627,000, excluding grants, making them the most expensive units at this launch.

The total of 910 four-bedroom apartments and 184 three-bedroom apartments at Bartley Beacon and ParkView @ Bidadari, the other BTO project in Toa Payoh, were not yet oversubscribed as of Wednesday night, but were expected to more demand in the coming days.

The next most popular project is Bishan Ridges, with around two applicants competing for each of the available units. Its 1,222 four-bedroom apartments attracted 2,606 applicants, while its 124 three-bedroom apartments attracted 233 applicants.

Buyers at Bishan Ridges, which is a short drive from Bishan MRT station, will have to wait longer for the apartments, with an estimated completion date of the second quarter of 2026.

In Tampines, the 360 ​​four-bedroom apartments and 244 five-bedroom apartments at the Tampines GreenEmerald also received an excessive number of applications, with 534 and 356 applicants respectively.

Demand was just as high on the immature Sembawang estate, where the 84 three-bedroom, 238 four-bedroom and 184 five-bedroom apartments had about twice as much supply.

The two Tengah housing projects, Garden Court @ Tengah and Garden Terrace @ Tengah, proved to be the least popular so far, attracting roughly the same number of applicants as the apartments available for the four- and five-bedroom types.

The 218 three-bedroom apartments in Tengah attracted just 98 applicants.

The flats at Tengah will be the first to be ready at this launch, around Q1 2024.

Applications for the flats close November 23. The floors will be assigned by vote.

In February next year, HDB will launch some 3,500 flats in Bukit Batok, Tengah, Kallang / Whampoa and Toa Payoh (Bidadari). Another 3,800 flats will be offered in Bukit Merah, Geylang, Tengah and Woodlands next May.
