The Urban Redevelopment Authority (URA) and the Housing and Development Board (HDB) launched two residential sites Thursday under the second half of the government’s 2020 land sale program.
The URA site at Ang Mo Kio Avenue 1 and the HDB Executive Condo site at Tengah Garden Walk went up for sale under the confirmed listing.
Sites on the confirmed list are launched according to schedule regardless of demand, while a site on the reserve list is put up for tender when a developer makes an offer acceptable to the government.
Together, the two sites with a lease period of 99 years each, can produce around 985 residential units, although the actual number of housing units provided by the developer may vary, URA and HDB said in a press release.
The Ang Mo Kio parcel of land, estimated at 370 units, has a land area of approximately 12,679 square meters (m2) and a maximum gross area (GFA) of 31,699 m2. The maximum building height is four stories in the low-rise zone and 103 meters Singapore Height Reference (SHD) in the high-rise zone.
Meanwhile, the Tengah parcel has a land area of approximately 22,020 square meters and a maximum GFA of 61,659 square meters. It is expected to produce 615 executive condominium units, and has a maximum construction height of 60 SHD meters.
In light of the current Covid-19 situation, URA and HDB will offer a longer tender period of six months to provide developers with additional time for evaluation.
The tender for the two parcels of land will close at noon on May 25, 2021.
