House rents fell more than 13% in Campo de Ourique and Estrela in 2020, two of the most expensive parishes in the city of Lisbon.

Overall, prices in the Portuguese capital fell 4.2% last year to 11.46 euros per square meter.

Between the end of 2019 and the end of 2020, the price of new leases per square meter fell 13.1% in Estrela and 13.9% in Campo de Ourique. These parishes have a price of 12.17 euros and 12.03 euros per square meter respectively.

The data were published by the National Institute of Statistics this Monday, March 29.

Estrela is the fifth highest priced parish in Lisbon, with Campo de Ourique in seventh position.

Santo António is the parish of Lisbon with the most expensive new rental prices: 13.83 euros per m2 (-2.9% compared to the same period of the previous year).

They are followed by Misericórdia, which registers a decrease of 7.5% to 13.40 euros, and Parque das Nações, which falls 4.6% to 12.93 euros.

On the contrary, Santa Clara is the parish with the lowest price in Lisbon: 7.95 euros per m2 (-9.9% compared to the same period).

The other two parishes with the lowest prices are: Marvila (-7.9% for 10 euros) and Lumiar (-8.1% for 10.24 euros).

The only two parishes that registered increases were Penha de França (5% to 11.11 euros) and Beato (3.5% to 10.64 euros). In addition, the other 22 parishes registered decreases that varied between 1.9% and 13.9%.

In Porto, rental prices fell 1.5% in 2020 to 8.83 euros, according to INE data.

The highest prices in the undefeated city can be found in the Union of Parishes of Aldoar, Foz do Douro and Nevogilde: 9.50 euros (a decrease of 1.5% compared to the same period).

It is followed by the Union of the parishes of Cedofeita, Santo Ildefonso, Sé, Miragaia, São Nicolau and Vitória: 9.40 euros (-2.9% compared to the same period).

The cheapest parishes in the city of Porto are Campanhã (7.54 euros per m2), Ramalde (8.09 euros per m2) and Paranhos (8.48 euros per m2).

Of the seven parishes in Porto, three registered increases, while four had falls. The greatest increase occurred in the parish of Campanhã (4.4%), while the greatest fall occurred in the union of the parishes of Aldoar, Foz do Douro and Nevogilde (-4.9%).
