This modest 1,163-square-meter three-bedroom bungalow in Birkenhead sold at auction for $ 2.29 million, after attracting 100 bids from 10 active buyers.
It’s a humble three-bedroom house from the 1950s, a late property, in Birkenhead, but it turned out to be the most popular property in town.
The auction for the house on Waratah Street drew 100 bids before being sold under the hammer for $ 2.29 million, which is a whopping $ 1,265,000 over the CV. And considerably more than homes.co.nz’s September 2020 estimate of $ 1.16 million.
The property, listed by Nicola Millar and Chantall Turner of Ray White Carpenter Realty, had 10 active bidders, and the price rose to nearly triple the initial bid of $ 800,000. The market was called at $ 1.525 million, and the offer “went crazy” from that point on.
“We knew from the start of the season that this property could be a potential wild card in terms of what it could possibly achieve in the market,” Turner said. “It was a deceased estate and the beneficiaries followed our recommendations on how to market the much-loved family home.”

“But with the auctions we don’t give any expectations regarding the price because, frankly, we don’t know.”
The listing for the house indicated that it was being sold for the first time “in an eternity.” And the large card appeared to be the size of the potentially subdividable section, which is approximately 1,163 square meters. The area is divided into mixed urban housing zones.
“We think there is a possibility that it will be developed by the buyer,” Turner said. “(The site) could occupy a minimum of five units, possibly more, depending on the design. It makes sense to use the land (for more housing), but I love the houses from the 50s and I am very excited to see them move. “
The property was sold for a similar amount to Shelley and Steve Ferguson’s large resort-style Northcote Point home, which has undergone extensive renovation and has a pool and good views.
