Telangana reviews land regularization rates


Hyderabad: The Telangana government on Thursday revised land regularization rates under the Telangana Rules for Regularization of Unapproved and Illegal Regimes.

Chief Secretary Somesh Kumar issued orders amending certain clauses in the rules under Government Order No. 135, dated September 16. Under the revised rules, the government provides seven slabs instead of the four proposed in GO No. 131, dated August 31, as in the old 2015 LRS scheme.

Under the new slabs, the government prescribes regularization charges according to the market value of the parcel as of August 26, 2020 (sub-registrar value).

Regularization charges for a sub-registrar value of less than Rs 3,000 per square yard will be 20%, between Rs 3,001 and Rs 5,000 30%, between Rs 5,001 and Rs 10,000 40%, between Rs 10,001 and Rs 20,000 50% , between Rs 20,001 and Rs 30,000 for 60 per cent, between Rs 30,001 and Rs 50,000 for 80 per cent and more than Rs 50,000 per square meter, the sub-registrar value will be 100 per cent.

The revised rules specified that if 10% of open space is not available in the unapproved design, a prorated open space charge will be charged at 14% of the value of the parcel in effect on the parcel registration date, instead of the Rate in effect as of August 26, 2020.

In the amended GO, the LRS regularization charges include the NALA fee (for conversion from agricultural to non-agricultural land use) and LRS applicants are not required to pay any separate NALA fee.

After issuing GO No. 135, Kumar said that the rules had been revised in light of a series of requests that indicated that the regularization charges were very high compared to the 2015 LRS scheme.

This issue was also raised by the MLAs in the Assembly on Wednesday and Minister KT Rama Rao said that the LRS regularization charges will be revised to make them similar to those of the 2015 LRS scheme.
