VIJAYAWADA: After nearly seven postponements, the long-awaited YSR Congressional government flagship wellness scheme ‘Navaratnalu-Pedalandariki Illu’ is set for launch on Friday that marks Christmas this year. Spread over 15 days, the house packs would be distributed to 30 lakh women in all districts except those with court cases.
This is in keeping with Chief Minister YS Jagan Mohan Reddy’s padayatra promise to provide pucca houses for the poor. The Chief Minister will initiate the program on the Komaragiri design of the U Kothapalli mandal in the East Godavari district. The day will also mark the beginning of the construction of 15.60 lakh houses in the first phase. In addition to these, the government will also distribute 2.60 lakh TIDCO home sales agreements.
The government had initially decided to launch the mass event in Ugadi (March 25). The coronavirus and subsequent PILs in court thwarted the program, including those planned for Ambedkar Jayanti, Gandhi Jayanti and Independence Day.
The government finally decided to distribute house site pattas in those areas, where there were no court cases. The remaining beneficiaries will receive D-shaped pattas. Once the legal cases are resolved, property titles will be delivered in the name of the beneficiary women.
To date, 30,75,755 beneficiaries have been identified for the scheme, of which 23,37,067 will receive homes in more than 17,000 developed ‘YSR Jagananna Colonies’. Approximately 4.86,820 people who already live in unauthorized sites will be legalized and the remaining 2.51,868 will receive TIDCO housing.
For the first time in the country, a housing site patta will be delivered for just one rupee and registered in the name of a female household member. Recipients will receive 1.5 cents in rural areas or one cent in urban areas.
The state government had acquired 68,361 acres of land worth Rs 23,535 million. Of these 25,120.33 acres are owned by the government, which is valued at around `8,000 crore and 25,359.31 acres were purchased at a cost of Rs 10,150 crore. In addition, 4,457.05 acres were acquired under the land pool plan in Visakhapatnam, 1,074.18 acres owned by AMRDA in Amaravati, 2,550.96 acres were acquired for TIDCO housing, and another 9,800 acres were also acquired for those living on land. busy.
15.60 lakh of houses to be built in the first phase
The government has proposed to build 28.30 lakh houses at an estimated cost of 50,944 crore. Of these, the 15.60 lakh houses will be taken in the first phase at a cost of 28,084 crore and the remaining 12.70 lakh houses will be taken in the second phase at a cost of 22,860 crore.
The works of the first phase will begin on Friday, where 15.60 lakh houses will be built in 8,929 designs in 175 districts, while in the second phase, 12.70 lakh houses will be built in 7,141 designs in all the districts.
The government has decided that the quality of the houses be inspected by experts from IIT and NIT. Each home will consist of a bedroom, living room, kitchen, bathroom, and deck, with a total baseboard area of 340 square feet. and will have basic facilities such as lights, fans, elevated tank and water connection. AP Tidco has already begun construction of 2,62,216 homes throughout the state. The houses are being built on three stories with an area of 300, 365, 430 square feet.
In a groundbreaking act, the state government is only charging one rupee for a 300-square-foot house. The sale agreement would be issued on the occasion. Similarly, the beneficiary of a 365 square foot house has to pay 50,000 rupees as his share and the beneficiary of a 40 square foot house has to pay one lakh of rupees, but the government has also announced a 50,000 per cent for them. To that extent, the beneficiary of a 365 square foot house will have to pay only Rs 25,000 and the beneficiary of a 430 square foot house will have to pay only Rs 50,000.
The subsidy will be borne by the government. For TIDCO houses, 1,43,600 beneficiaries have been identified for 300-square-foot houses, 44,304 for 365-square-foot houses, and 74,312 beneficiaries for 430-square-foot houses. They will also be given sales agreements starting Friday.
YSRC, TD at war of words on house sites
There has been a war of words between the opposition and the leaders of the ruling party over alleged corruption in the housing megaprogram. Opposition parties, including the main opposition Telugu Desam, allege massive corruption by the ruling party’s MLAs and leaders in the process of land acquisition, leveling and awarding of the mega housing plan.

Former minister Devineni Umamaheswara Rao said that the chief minister had secured many palaces in different metropolitan cities, but that his regime was giving only a penny and a half in rural areas and a penny in urban areas.
