Cabinet Approves Affordable Housing Policy Amendments | Chandigarh News


CHANDIGARH: In an attempt to increase the reach of affordable housing, the Haryana wardrobe Wednesday gave the green light to the amendment in Affordable Housing Policy-2013 Haryana Development and Regulation of Urban Areas Act of 1975 for a change in Minimum area limit, Project area boundary and Increase in the Commercial Component and Parking Provisions.
According to the amendments, the maximum area limit of the project under affordable housing it increases from 10 acres to 30 acres. The minimum area limit for the installation of Affordable Group Housing Colony it has been reduced from 5 acres to 4 acres. It is pertinent to mention that although it is proposed to reduce the minimum area standard from 5 acres to 4 acres, the settler will provide the community building according to the prescribed standards for 5 acres. In addition, community buildings will be provided per the standards for internal community buildings per policy, where the population exceeds 10,000 in a neighborhood. Under the amendment, now the commercial area has been increased from 4 percent to 8 percent of the planned net area.
Additionally, the existing Paragraph 4 (iii) of the 2013 Affordable Group Housing policy may be amended to say that the existing provision to provide 0.5 Equivalent Car Space (ECS) will remain mandatory and free. The colonizer will be allowed to provide an additional 0.5 ECS parking space per dwelling unit, which will be optional, against which they may allocate a parking space for each dwelling unit.
The settler will be allowed to recover no more than 5 percent of the cost of the home against said car parking space allocation.
As an additional safeguard, in cases where the 2013 AHP licenses are already granted and the construction plans are approved without making use of the optional 0.5 ECS per dwelling unit parking space, settlers must present the consent of at least two thirds of those allocated according to the provisions of Section 14 of the Real Estate (Regulation and Development) Act, 2016, for the purpose of amending construction plans to make use of such optional parking space of 0.5 ECS per dwelling unit . Furthermore, this benefit will not be available for projects in which the certificate of occupancy has already been obtained for all residential towers.
