The residents of the village founded a civil society because they learned that the municipality intends to reclassify the agricultural areas as a special tourist zone.

Someone’s mouth was shut, so locals learned that their hitherto undeveloped hill of vineyards might disappear into a settlement at Balaton Uplands, a few miles from the lake. The local government didn’t tell us anything: lawyer Ádám Hantos explained to HVG why the Civil Society for the Vineyard was established in Dörgicse.

The municipality decided a year ago to accept the offer from one of the vineyard owners and is willing to reclassify the area under an urban contract, so it is ready to allow its incorporation. The entry on the Dörgicse website is very concise, all that can be learned from it is that the owner is Zsolt Kovács from Budapest, on whose behalf a certain Zoltán Varga acts. However, they would have had to submit an installation study plan within 30 days for the contract to be in effect.

However, when two other developments were addressed in the settlement plan last December, Vargá’s investment was no longer included in the proposal. Anyone might have thought that the construction plan was gone.

In August this year, however, there was already some movement on the Vargá estate, and the people of Dörgicse heard that the municipality would classify the agricultural area as a special tourist area. Between 10 and 15 apartment houses, each with four floors, are planned to be built on the property. Civilians say the municipality ignored the concrete response, although it did not even refute the rumor, and only went to convene a public forum on September 11 at the initiative of the company.

Since then, the affected area of ​​about 7 hectares has not been owned by Zsolt Kovács, but by two young people in their twenties, Zoltán Varga and Csanád Varga. They founded Holiday Resort Kft. With the major Zoltán Varga in 2018, whose activities included hotel services, road construction and site preparation.

The Vargas have practically no visible corporate past, until now they have not had a business that would have had an income. However, construction is not cheap fun, if you really want to create apartment buildings, it is an investment in the order of billions.

His farm, on the other hand, is in the neighborhood of an illustrious businessman: since July 2018, Lőrinc Mészáros, a few hectares younger, has not been cheap either, since that vineyard belonged to Sándor Demján, also a billionaire. The reason for the change in ownership may have been that the older Mészáros bought the nearby Demján winery, the Canter Wine House in Zánka, which of course also had vineyards.

In this luxurious area, not only the Mészáros family is expanding, but also its business partner and owner, József Vida, the first man of the Takarék Group. It acquired a lien on the shares of Dörgicse Bor Kft. One year ago through a holding, although the owner remains István Töröcskei. However, Töröcskei, who was considered a Simicska man, is now in the custody of the former bank of the bankrupt Széchenyi Bank, accused of causing several billion guilders in property damage.

The civilians of Dörgicse see that, as in Balatonaliga or Szigliget, or on the shores of another lake, Venice, investors are controlling the municipality. This is because most vineyards want to keep the hillside in its current intact nature, because they believe that a construction would remove the animals from it, clean the cultivated land and place a great burden on the environment.

They complain that the independent colored municipality wanted to make a decision without asking them, without answering their questions. However, the municipal image manual of the town states that “the intervention in the structure of the vineyards can have a negative effect, a greater fragmentation of the areas, as well as the construction of completely new buildings and the creation of foreign objects, must avoid swimming pools. “

The municipality promised until the September 11 public forum to publish the proposed modification of the urban plan, but this did not happen until the article was published, and the Vargá family has not yet responded to HVG’s interest.
