There are basically two reasons for this phenomenon: on the one hand, property prices in the capital have risen significantly in recent years, which has led more and more people to turn to garden houses in Budapest, and on the other hand , that perhaps it is worth more to move to a house with a garden.
In the spring, when the coronavirus emerged, a shift in demand was felt almost immediately. According to mfor.hu, most people buy townhouses, but it is also typical that they start renovating old and abandoned houses. Of course, from the buyers’ point of view, it is also not negligible that for the price of a good condition, a medium-sized apartment in the center of the agglomeration can get a house of up to 80-110 square meters.
According to the analysis of the OTP real estate point, the settlements showing the highest price increase are, with a few exceptions, located mainly in the eastern and southern parts of Budapest, which are traditionally among the cheapest areas. The most expensive is still Budaörs, where the average price per square meter was 620 thousand guilders before the epidemic, followed by Dunakeszi, Biatorbágy, then Diósd and Szentendre slightly cheaper. The average price per square meter was 480 thousand in Budakeszi, 450 thousand in Budakalász and Törökbálint. In the pre-coronavirus period, most of the properties were sold in Érd, 830 in a year, but Dunakeszi, Szigetszentmiklós and Vác are also very close.
