Index – Economy – What is enough government support for home renovation?

It is now certain that there will be a home renovation support program next year, under which the state will reimburse half of the renovation costs, up to a maximum of three million guilders. You don’t have to add too much of everything, just a child to find the apartment, the house that can be renovated. They are a few million florins, because first you have to renew it, and then you can request the support in possession of invoices and contracts.

Before embarking on anything, it is worth checking whether the state really supports our renovation ideas. These are:

• connection of public services;
• heating modernization;
• purchase of a new boiler or boiler;
• external or internal insulation;
• installation of an interior gallery or staircase;
• roof replacement, roof renovation;
• replacement of doors and windows;
• installation of a solar system;
• garage renovation;
• summer kitchen renovation;
• paint, decorate;
• some carpentry.

There are definitely some renovation jobs that fit these or not. This could be, for example, the reform of the terrace, which is not on the list, but if we throw one or two solar collectors on top of the terrace, we are already inside.

When they check what the money is asking for before aid is awarded, the authority certainly has a margin of discretion. On this basis, it is possible to refuse to award the subsidy, claiming that the terrace cover and the purchase of perennials are not part of the solar collector installation. That is, it is worth carefully considering what we are getting into.

But what fits into the renovation?

The support is 3 million HUF, so the total cost can be 6 million HUF. The costs must be divided in half between labor and raw materials. In other words, he unfortunately doesn’t get together to shop at the DIY store for six million florins, and then at home we play with the brother-in-law and the neighbor and order half of that. The livelihood is one and a half million forints of raw materials, one and a half million forints of labor. In other words, if we were to renovate the house ourselves like a handyman with golden hands, we can only count on a subsidy of 1.5 million HUF.

Next, through a house renovation, we try to show what this money is enough for.

“I live here, you see, this is the house”

Our house is a hundred square meter building in pretty bad shape. The two children and the parents have their own bedroom, as well as a large living room and kitchen, as well as a bathroom and toilet. In order to make the living room as large as possible, it is necessary to remove some partitions.

• The roof does not need to be replaced; otherwise, this cost would only consume a good chunk of six million guilders.
• The power cord is made of old plastered aluminum.
• There is no need to replace or relocate the tubing.
• Heating is provided by a convector, it is advisable to replace it with a boiler and a radiator.
• The doors and windows, the six windows and the five doors and the front door must be replaced.
• Tiles and parquet must be collected and new ones laid and painted.

The works

For our calculations we used the detailed price list of a renovation company, Repain Istvan Kft. We assumed that Major League Baseball would not face surprising things during the renovation, which of course is next to impossible. The raw materials are mostly purchased by the company, we buy the cover, windows, doors, boiler, switches, sockets, lamps. The company numbers are net prices, which in the end is multiplied by VAT.

Renewal always begins with destruction. The most expensive item in breakdown is paint prep, that is, scraping off old paint. At least 130 thousand guilders will go towards this, but if you have to scratch the wallpaper, it can be much more than that. Removing windows and doors, banging on tiles, lifting old parquet and flooring is 30-60 thousand florins each, altogether about 350 thousand florins.

The next big lot is the electrical installation. Engraving, wiring and wiring consume more than 400 thousand florins, and the purchase and installation of the fuse box is also a significant item, so the electrical installation together with more than 500 thousand florins of materials. We have seven panels, switches, and an adequate number of connectors. This cost does not yet include the accessories themselves or their installation, which is an additional labor cost of HUF 50,000.

Heating modernization is also a serious matter. Disposal of old convectors is not an item, but the purchase of radiators and pipe construction will also be 500,000 HUF. Tiling is a significant cost: a total of 40 square meters must be covered in the bathroom, toilet and kitchen, on the floor and on the wall. They are 400 thousand florins. The laying of the laminate flooring is 200 thousand guilders. The paint itself is a very high cost, by our conservative estimate, 720 thousand guilders, and then all the walls will be white. The installation of the boiler, the installation of the doors and windows, the installation of the toilets in the place are smaller elements, altogether more than 350 thousand florins.

Covers, other

We choose tiles, laminate floors and tiles without choosing the cheapest, but by no means the most expensive pieces: 9,000 florins for the tiles and 6,000 for the coverings, but luckily laminate flooring is always on sale in the DIY store, for what we could get it for 3,000 florins. We choose the cheapest interior window and door parts, so we spend a total of HUF 220,000 on the former and HUF 200,000 on the latter along with the front door. We spent a total of 100,000 HUF on seven chandeliers and pendant lamps. We have not taken into account the kitchen construction now, as it is individual which machines are already in place and which new ones need to be purchased.

If we also want to insulate the house, it will cost more than 1.5 million florins according to the list price. It does not fit the complete renovation in the same way as the aforementioned roof replacement. It is also true, however, that if we are only thinking about a partial reform, let’s say the replacement of doors and windows, the installation of solar collectors, the exterior insulation of the house fits perfectly into the budget.

When we’re done with everything, we still need to provide a small resource to eliminate the little things we forget on the fly. Some examples are skirting boards, baseboards, repainting shutters if the window is new, and small horns, hangers, flowerpots and cornices, curtains. We will not summarize this now.

The account ran out

The total cost, including insulation, will be slightly less than 7.5 million HUF. This means that the entire project is not feasible and here we can cover the costs with the state.

If we don’t want to go that far, we will have a total cost of HUF 5.2 million without insulation. Of this, labor costs will be HUF 2.8 million and the rest will be other material costs. In other words, we can make excellent use of both the 1.5 million guilders available through the cost of materials and the 1.5 million guilders that can be recovered from wages.

Of course, anyone who has renovated a house or apartment knows exactly that the actual cost will be higher than planned anyway, because either we come up with something extra on the fly, let’s say the tile is so pretty that we cover the terrace. quickly and it would look good. outside of some kind of awning, or even needs to be winterized under smoke, or it turns out that additional problems need to be solved, for example, water pipes are not yet suitable, or a dividing wall needs to be recharged, relocated. Either way, this support is the only one available to any family raising a child.
