Some of the hundreds of thousands of manufactured homes are in homes that have been modernized over the past two to three decades, as insulation from the outside, but most of the stock has not been affected by these investments. That is why it is worth renovating the floors of the house.

“All the more so because within the panel market, demand is determined by whether it is a renovated property or a property to be renovated. Thirty percent of the stake in panel floors has been renovated in the last two years, and 25 percent have been looking for those that will be renovated, ”concludes László Balogh.

According to the analysis of ingatlan.com, the rise in prices of flat panels from previous years has also stopped. In mid-November this year, the average price per square meter for paneled floors in Budapest was 570 thousand HUF, which is a decrease of 2% compared to November last year. An expert from ingatlan.com said that since last year, buyers’ bargaining position has strengthened significantly, with actual sales prices falling 6-7 percent in one year. It can also be seen that Budapest prefabricated apartments advertised as renovated are offered for sale at an average price of HUF 60,000 per square meter at an average price of HUF 606,000 per square meter than those in need of modernization.

Of the other large cities, the average square meter of manufactured housing in Debrecen increased by a minimum of 3 percent to 433 thousand HUF. In Győr, they increased by 2.5 percent to 397 thousand guilders. Kecskemét is included in the ingatlan.com analysis with a panel price of HUF 376,000 per square meter, which is the same as the previous year’s average.

In summary:

  • Half of the expenses, up to a maximum of HUF 3 million, are provided by the state for the modernization of houses under the renovation program that begins in January, which differentiates between the costs of materials and the amount paid for the fees labor.
  • Stakeholders do best when none of the salaries or material costs are less than a quarter of all expenses.

  • In Budapest, the average supply price per square meter of prefabricated floors was 570 thousand HUF in November, two percent lower than the previous year. Due to the strengthening of the negotiating position of the buyers, the sale prices in the market for panels of the capital fell by 6-7 percent. The average price per square meter of panels in Debrecen is 433 thousand HUF, in Győr it is 397 thousand HUF and in Kecskemét it is 376 thousand HUF.
