The locals began collecting signatures and, under pressure, the mayor called an assembly in the village. The 25-year-old investor from Budapest wants to build accommodation in larger and several smaller buildings in a vineyard and arable area. The concerns were fueled by the fact that the area was adjacent to the Lőrinc Mészáros Jr. farm.

They can create a special tourist zone in an area of 6.5 hectares in the southwestern part of the Dörgicse vineyard, where a 25-year-old from Budapest would build apartment houses in the area currently classified as vineyards and arable land.

The winding road connecting Balatonakalit and Dörgics is one of the most beautiful routes in Balaton Uplands. Until now, the village has been avoided by the construction fever, which characterizes most of the settlements around Lake Balaton, there are no glass palaces, but there are still many thatched houses with green shutters that fit into the landscape.

For the first time in August 2020, locals heard that the House of Representatives wanted to adopt an amendment to the multi-point agreement plan. The municipality did not inform the public about the development of the concept, so several people began collecting signatures to find out the details. The initiative was supported by more than a quarter of the population of the village of only 300 inhabitants, and at the end of August a Civil Society was also established for Vine Hill in Dörgicse with the aim of preventing the image of the village from changing. As a result of the pressure, the municipality convened a public forum on Friday, to which the newly formed non-governmental organization sent questions that woke the public in anticipation.

We contact you Jánó Levente, Mayor of Dörgicse, but did not reveal many details about the plans. All he said was that they were working to inform the population in the town assembly about the ideas for the area, but emphasized that there are no final plans agreed yet. According to the mayor, the town leadership, together with the chief architect, did everything possible to preserve the traditional image of the town, strictly adhering to architectural standards. They also indicated to the owners of the area near the Balázs hill: their original idea, which would have been the realization of a large block of buildings for tourism, would not happen, they would think of smaller buildings.

However, more was revealed in a letter in our possession in which the mayor, in response to questions from said civil society, described that the total area of the properties included in the request for expansion of the tourist area was 65,000 square meters and the owners wanted to build a total of 600 square meters.

There would be apartments, processing space, storage and offices in one larger building and several smaller ones.

– said the mayor, adding that the concept of settlement development is expected to be completed in early October. The mayor has not yet been able to respond to the incorporation criteria, he wrote, the settlement development concept draft is being prepared for the time being.

The plan to install the Balázs-alja and Margya vineyards turns 25 Zoltán Varga and even younger than him, only 22 years Csanád Varga Márk both were CEOs of Holiday Resort Kft., which had been registered in Budapest for two years, providing its hotel services as its main activity, and they still own the old With Zoltán Varga together. So far, the company has been able to show less than seven million guilders in revenue, and Varga’s eldest doesn’t appear to be a large-scale entrepreneur either, so locals suspected that they would not carry out the investment.

This impression was reinforced by the fact that Vargá’s neighbor in the plot was the uphill billionaire. Lőrinc Mészáros 27 year old son, ifj. Lőrinc Mészáros, whose 3.3 hectares of vineyards were previously Sándor Demján property of. (In 2017, the butchers bought the winery of the deceased real estate entrepreneur, Canter Borház Kft., Which is based in Zánka and has several vineyards.)

The area marked in blue with three different topographic numbers is owned by Vargá, while the area marked in red belongs to Lőrinc Mészáros Jr.

This would not be the first case of its kind.

Concerns about the reclassification of the area and the scope of the incorporation may be fueled by the fact that not far from the property of Vargáék and Lőrinc Mészáros Jr. is an area of 45,000 square meters with a panoramic view of Lake Balaton, that has already begun to be built. The part of the meadow, taken out of the ditch Valter Erika and Tamás Polányi It was bought by a lawyer in 2011 for HUF 22 million and then the property was reclassified as a special equestrian tourism zone because the owners wanted to build a small capacity family farm that would take care of some horses and equestrian tourism. Then the plan was stalled, the plot was sold for some time with the torso thrown, currently for 699 million florins. At the end of last year, the municipality reclassified the property again, this time as an area not destined for special development, that is, equestrian tourism is no longer involved. Meanwhile, however, not only two 530-square-foot, five-room residential buildings with a pool and gym were built, but also three guesthouses and a 40-square-meter warehouse. The only planned livestock building is 250 square meters.
