Then Viktor Orban The prime minister promised no PIT for young people under 25 in mid-January, inspired by The indexto calculate how much financial sacrifice it really means to move out of that particular mom hotel.
Even with a gross income of 200,000 HUF, young people can keep 30,000 HUF per month.
We sweat adequately several times during two goggles and head movements. Even so, the epidemic has significantly depressed property prices. So if they are really introduced, young people will certainly have a place to save the extra 30-45 thousand forints saved per month, which will mean age-related tax relief. But even so, they will most likely need their parents’ blessed financial support for a time.
The big move
Unless we are in such a fortunate position to start living independently on a 200 million florin property in Buda on 270 square meters, we have to reach into our pockets. Even if the big move is not alone, but in pairs out of love and / or compulsion.
If we think of an apartment of 30-40 square meters, which can comfortably accommodate two more people, prices in the category of furnished machining in the capital now range from about 90 to 140 thousand florins per month. Of course, the rent obviously depends a lot on the area and the condition of the property. For example, in the exclusive part of the exclusive Újlipótváros, we have already found a nice apartment of 38 square meters for 110-120 thousand.
Also in the category near the banks of the Danube, in Óbuda, they offer a beauty apartment of 30 square meters for 120 thousand per month. Looking directly at the outer districts, in Újpalota, for example, for a monthly fee of 110,000, someone would give the 35 square meter balcony, 10th floor, a room and a half, half an hour by public transport during peak hours and from 15 to 40 minutes by car.
The dispersion is much greater in the countryside, but it is true that traditionally it will also cost less to rent a real estate in Budapest this time. According to the supply of real estate sites, in the most prosperous county of Győr-Moson-Sopron, it is possible to move into a demanding apartment of 30-40 square meters for an average of 100-110 thousand guilders per month. Meanwhile, the 35 square meter panel that seems habitable in Miskolc is 60-70-80 thousand guilders a month.
And then we still hadn’t paid the two-month deposit, and we hadn’t counted on the overhead costs, which aren’t particularly dangerous for those little houses. Of course, there are also many variables here, from the insulation of the home to the type of heating and how many times a day we bathe, whether there are extras in the common cost, and whether we can cope with a more modest net package. , or we need n + 1. TV channel.
Averaging overhead for the aforementioned small apartments in Budapest, the monthly math came to us for 26.3 thousand forints, including common costs. In most places, internet is added, which usually starts at a fee of HUF 4,500. Returning to Győr and Miskolc, we do not find a significant difference in monthly fixed costs.
Buying a home in Budapest, Miskolc and Győr
Suppose you are a beginner who is self-employed, although more than the average, your family has saved money on the purchase of a property, supplemented by a mortgage loan. If we think of a new, modern, brick-built apartment in Budapest, it is not excluded that we mention the five percent housing tax in our thanks, although we still find prices of more than 1 million square meters in Budapest as we browse. For example, the elegant Marina, which is prestigious in some circles on the banks of the Danube.
According to the analysis of the Budapest Housing Market Report, in the last quarter, newly built houses had to pay 965 thousand HUF per square meter. We have now examined dozens of property listings in Budapest, calculating a slightly cheaper median price of 921,000, but this is a strictly journalistic rather than professionally representative estimate.
If we are satisfied with the so-called new, renovated and well-maintained apartments in the capital, everything from 16 and a half million properties to 43 million will be here, if we remain mathematicians in the category of small apartments of at least 30 and no more 40 square meters. Looking at many ads for us, the average price of buying a used apartment in Budapest was between 29 and 30 million on average.
Not forgetting our current favorite rural towns, today we could buy a nice apartment of our own in Győr for just over 24 million guilders. Almost 600 thousand per square meter of newly built flats, which is a significant difference compared to Budapest.
In comparison, we are already receiving a renovated comfort panel in Miskolc for 11.9 million HUF, albeit on the ground floor, 33 square meters in Avas, one of the largest urbanizations in the country. As in the center of the city, we find a brick apartment recommended for 15 million. On the other hand, in the local Marina, near the Bath Cave in Miskolc-Tapolca, 27 million are also asked for a newly built luxury property of 40 square meters.
Of course, there are still various state housing subsidies for the purchase of real estate, as long as young people moving as a couple are already planning to start a family. As we have calculated a few times before how much they can contribute to the kitchen, it is enough now that the home installer can raise up to 60-70 thousand florins per month, or double, depending on the deadline.
When and how it came into force: let’s be aware of everything step by step.
The new home and its basic equipment
Okay, we picked the right property, luckily they gave it to us, there were no hidden traps on the go, the signed papers, the surety, if any, sounded painful, and overhead / fees were also included in our monthly budget. But the launch high-speed train does not stop at this point, it just leaves the first station and continues to turn at high speed.
After all, despite the fact that the apartment or new apartment is precisely furnished and machined, the house itself still needs to be rebuilt. Not to mention that you don’t want to shape your first apartment in your own image and taste? If we take the relatively Spartan style and exercise self-control, we don’t even swim the story without at least one, but more home furnishings and drug stores.
We put it in the starter pack and bought it during the virtual tour only in the kitchen: dishwasher, sponge, cloth, mop set, wastebasket, basic utensils, glasses, cups, crockery, cutlery, bread basket, kettle, toaster, corkscrew, desiccator, kitchen towels, and everything else we can organize and store in drawers and cabinets.
But we don’t stop here yet, as the newly rented or purchased apartment needs at least some ficus, mirrors, blankets and lamps, vases, candles, possibly rugs in the bedrooms, for drying clothes, laundry basket, toilet brush , toilet paper holder, towels, doormats, shower curtains, clothes hangers, shoehorn, some storage boxes, sink, a couple of extension cords, ironing board, bedding, etc.
The total amount of the kitchen was only 65 thousand guilders, although we tried to choose the cheapest of all, if it seemed a practical and quality product. The second full home package amounted to HUF 120,000, also selected on similar principles. And all this is accompanied by the price of household cleaning products and utensils.
In good cases, we regularly wash, wash hands, wash, rinse clothes, perfume the apartment, remove water blocks, grease, descale and mold, wash, disinfect other surfaces, sometimes raise windows, store garbage, etc. which, added, means that suddenly we have already spent another 10-15-20 thousand on household hygiene, which is now especially appreciated with the epidemic.
If we are not into cooking in the new home, we also hope to need a kitchen starter set, for example, shopping for staples such as spices, rice, pasta, sugar, flour, honey, jam, vinegar, miscellaneous. purees and preserves, potatoes, onions, cookies, etc. who likes what. And obviously, we are likely to fill the refrigerator with more occasional consumer goods during the move-in ceremony.
So now we are going to spend around 200 thousand florins, with the kitchen fairy combination at 220-230 thousand florins, which means that we have equipped the apartment on the ground floor. However, we have not included the price of furniture and mechanization, especially installation work, because these are all ultimately determined by individual needs and possibilities, but we can probably talk about another good item out of a few hundred thousand.
The full exit fee
All in all, if I, as Junior János, a career beginner, rent a livable and well-equipped apartment in Budapest for 120 thousand plus 30 thousand overhead costs per month, it costs 150 thousand recurring monthly costs, a one-time deposit of 240 thousand, and 200-220 thousand for the pharmacy means cost to me. In other words, I replaced Mom’s hotel with over 400,000 florins. Exactly ten times the tax credit the state promises will help me.
In 2021, the situation for property buyers will improve, but sellers shouldn’t expect much good.
