I wouldn’t say that that way. There are times when I get positive feedback, but not everyone knows it. When I go to a professional event, a conference, of course many people know who I am, but people who know the inside stories tend to attend.

Previously, he said that many people work without paperwork as real estate agents, with offices that take care of the regulations by hiring a “graduate” referent. Is there a change to this?

I see the direction basically good, although it must be added that it has been possible and will continue to be possible without degrees. Sure, OKJ’s training structure wasn’t so much a sword in this story, it didn’t prepare me for life, I’m definitely looking forward to a change in that. I know the basics of renewed training practically, as do those who develop the curriculum. It is positive that the training time is significantly increased, there will be time to get acquainted with the profession. However, I would add that there are still many talented and knowledgeable professionals in the field, so I will not take to the streets for potential system failures.

What Makes Real Estate Good?

We have been talking about the sale of real estate in Hungary for about 120 years, surprisingly it did not decline under socialism either. I think the professional requirements have constantly changed during this time. In the 90s, relationship capital clearly dominated, the real estate agent could only make money by continuing to attend events and do business there. What still feels like and has burned real estate agents since then is ad management – I post the ad, they sign up, and bring them to the property. That is why it is still alive in the minds of many that anyone can do this. Which, let’s face it, is true somewhere, since it is not brain surgery to sell an apartment, but selling well already has other pastes. Things may still surprise me after 15 years of sales, but I believe that without the expansion of the service it is not possible to survive in the market today, we have to carry out the sale of real estate across its entire spectrum, practically like a micro-company.

I have an acquaintance to whom, after carefully preparing the property for a century, the prospective buyers came up with the property because he sold his apartment and signed a contract with one of the offices. That day there was no handshake, in exchange for the spectators, or as they say in used car jargon, the test drivers drank coffee at the vendor for an hour and a half. When they saw that there was a cake, they bravely asked for it. You can hear many more of these stories, not a single case. We can rightly think that in exchange for a commission, the real estate agent should not bring those “clients” there.

From the seller’s point of view, you might obviously get mad that your time was stolen, but it’s not that simple. You can start with why you chose such a real estate property, why you did not find out before signing with one of the real estate agencies. So one can see this from the other side as well: why the real estate agent could not properly screen clients that he does not lead there and who are almost certain that they will not buy the property. Otherwise, the real estate agent burns the seller’s time in addition to yours. For example, I am not an angry person, I prefer to see, experiment, where certain decisions were made or in the wrong direction due to lack of knowledge. If I want to analyze the issue, I can say that both parties made mistakes.

Do they work for their money? Why do you need them at all?

Look, it is difficult to define correctly what the added value is. I cannot state unequivocally that all real estate agents work for their money. I prefer to say that the image is mixed, there are clients who are frustrated because they did not get what they wanted, others thought it was a good idea to partner with them. In fact, not everyone needs an expert. I am interested that satisfied customers continue to recommend me because they will be my income in the future, but I do not cling to people, on the one hand I do not need it and on the other hand it does not make much sense. In 3-4 years, you can easily reach a stable clientele when you no longer need to make cold calls, and this is, I believe, an answer to the value of our profession.

Everybody hates cold calling … Whoever calls and whoever tries to connect a prospect will do it.

I know that what people think of cold calling is something that many people condemn. However, if I were to say, as a real estate agent, that this is a bad marketing tool, it would not be very elegant, as I see that 5-6 people out of 10 calls of this type end up saying that it is good, let’s go for it : the broker is hired in Hungarian. Very often, the story of “saving the realtors” is not real either. I found that there is a negative experience behind sellers writing in ads, but if they saw what a professional can add, their opinion would not be so negative. Then they can still decide whether to use their services. I cannot give a dogmatic answer as to whether the method is good or bad.

Slowly, the government is helping families with countless packages of measures that are sometimes difficult to follow. We feel the intention, let’s see the effect! Is it a tornado or a light breeze shaking up the housing market?

Long-term effects can only be measured with real statistics. Real estate companies often start with their own exposure to the market, as they are accountable to their investors, so their numbers are often not on par with CSO data. I’m sure anyone who can wait until 2021, so I’m just looking forward to an increase in real estate purchases next year. It would be difficult to say at the moment whether the measures will have a price-increasing effect. As for its current effects, the strong decline in the real estate market is somewhat slowing down, since it must be seen that there is a gap of up to 10-20 percent in the real estate market and the rental market compared to previous years. This may not be reflected in the supply prices yet because people have not been forced to do so, but as real estate agents we see how much the apartments cost, what is in demand.

Do we still want to live in our own lodges, or is this fetish already extinct? Abroad, renting is more common, especially because of real estate prices.

The joke is that my Hungarian friends moving overseas also drive to own property, say in England where houses you can pack in a milky bin start at half a million pounds, you practically sleep. This is less and less a problem in Budapest, but even more so in the countryside. There, due to the size of the private property, people are more clumsy and have more difficulties to accept a job in the capital, for example. By staying in the capital, we can definitely find a job within the city with a 30-45 minute commute, but in Borsod or Szabolcs-Szatmár county this is questionable. In addition, it is certain that a property in the country cannot be sold for as much money as we invest in construction or as much credit as we have. There, each brick, as you put it down and put mortar on it, is worth a tenth.
