Books – Muhammad Nassar:

Many believe that the settlement value of your building violation is calculated by multiplying the value of the meter price in your area, which is determined by a decision of the governor, by the total area of the violation by flat meters, but according to the law, this calculation is incorrect.

The Building Violations Reconciliation Act No. 17 of 2019 and its implementing regulation establish a set of conditions that must be applied to calculate the value of the violation according to its type, and gave each type a violation a percentage of the value of the price of the announced conciliation meter, so the citizen will not be obliged to pay the full price announced per meter.

In a number of topics, Masrawy reviews how to calculate the value of your constructive violation, using indicative models, to be aware of all the money you must pay in exchange for reconciliation, in relation to real estate for which permits have been issued. of construction and in violation of the licensing requirements.

Regarding the case of the building for which a license has been issued with all its floors and has structural and architectural violations with a full two-story floor, the reconciliation value in building violations and legalization of conditions is calculated by calculating ( the total floor of the infraction in the two floors x 25% of the value of the flat meter in exchange for conciliation and legalization of conditions).

This means that if your property is fully licensed for all floors and there are only two story building and architectural violations, and assuming the price per square meter for reconciliation is £ 100 and the total violation area is £ 200 meters for the role, to calculate the value of the violation, it is as follows: (200 + 200 + = 400 A flat meter x 50 pounds, the minimum price per square meter, according to the law = 20,000 pounds).

It was natural that 25% of the estimated 100 pound meter price would be 25 pounds, so that the total value of the reconciliation would be 10,000 pounds, but the law stipulates that the minimum value of any meter that is reconciled is 50 pounds and therefore the price per meter cannot be less than this number.

The deadline set by the government to submit requests for reconciliation for violations ends on September 30.
