Books – Muhammad Nassar:
The Department of Urban Design and Planning of the Faculty of Engineering of Ain Shams University has prepared a draft of the new draft of construction requirements in Cairo governorate, for discussion by the General Authority for Urban Planning and approval by the Council Supreme of Urban Planning to start its application.
The draft, which Masrawy published, included proposals to determine the construction percentages of the residential land area in each of the 38 neighborhoods of the capital.
The north zone
The construction percentages of the residential land area for the northern neighborhoods were determined as follows:
– Al-Zaytoun neighborhood
The maximum structural ratio, taking into account the easement rights of the setback areas and side and rear roofs, is 70%, and the minimum plot for residential activity is 200 m 2.
– Al-Amiriya neighborhood
The maximum structural ratio, taking into account the easement rights, in the setback areas and lateral and rear detours ranges between 60% and 70%, and the minimum plot destined for residential activity is 200 square meters.
– Al-Zawia Al-Hamra District
The maximum structural ratio, taking into account the easement rights of the setback areas, side and rear decks, is 60% and the minimum plot for residential activity is 200 square meters.
– Hadayek al-Qobba neighborhood
The maximum structural ratio, taking into account the easement rights of the setback areas and side and rear roofs, is 60%, and the minimum plot for residential activity is 200 square meters.
– Al-Sahel neighborhood
The maximum structural ratio, taking into account the easement rights of the setback areas, side and rear decks, is 60% and the minimum plot for residential activity is 200 square meters.
– Sharabia District
The maximum structural ratio, taking into account the easement rights of the setback areas and side and rear decks, is 70%, and the minimum plot for residential activity is 200 square meters.
– Shubra District
The maximum structural ratio, taking into account the easement rights of the setback areas and side and rear decks, is 70%, and the minimum plot for residential activity is 200 square meters.
Rawd al-Farag neighborhood
The maximum structural ratio, taking into account the easement rights of the setback areas and side and rear roofs, is 70%, and the minimum plot for residential activity is 200 m 2.
A source from the Ministry of Local Development explained to Masrawy that this preliminary project has not been finally approved and therefore it is preliminary and is being discussed in the General Urban Planning Authority, in order to approve the modifications it deems appropriate before its final approval. .
